I know the developer gets a percentage of commercial businesses, but it never occured to me that they get a percentage of the collections of a religious organization.
It's no wonder the big corporations don't want to build in TV. If Publix builds on one side of SR44, it probably costs them 10% of their income plus rent. If they buy their own land and build on the other side of SR44, they get to keep all of the income. That would be a no brainer.
