I think you should call warranty. It is possible that the dry wall contractor will repatch it for you for a minimal fee since you are out of warranty.
Tell warranty that you have a rebreak (maybe it is STILL covered) if not ask for them to give you the number of the contractor that did it originally and call that contractor and tell the contractor that warranty gave you the number. They want to keep The Villages Inc. happy.
In many new homes we have built in Ohio there was settling. I can't say that is what has happened and it may be that it was improperly done.
I have never been disappointed in warranty and frequently pleasantly surprised. We have hired the contractors who originally worked on our house for painting etc. and found them MORE than FAIR in their prices.
