Seems like some confusion on language. A medical student is not an intern and not a resident. They spend 4 years post college in medical school (assuming we are talking MD degree). When they graduate they are doctors but no where near ready to practice medicine. The first year of post-medical school may be called a year of internship depending on the field of study or may be called a first year of residency. After completing that first year they become residents. So at least in medicine there is no such thing as "medical students in their last year of residency" You certainly can rent to anyone of any age just no kids for longer than 30 days. I don't know why medical students or lowly paid interns and residents would want to pay the price for a Villages home versus a nearby rental for fewer dollars. Of course it may well be their training program is picking up the bill. They'd likely be good tenants.
