As to 2., you could call them and ask. We closed in November of 2011 by mail. We didn't get down there until beginning of February, 2012. We had accumulated mail, and in it were three bills from the amenity people, totaling $545. Why they didn't cut off our water or report us to the credit report people, etc., I don't know. Nothing was ever explained to us about paying the amenity fee, but neither did we think to ask. You might want to call.
