I had a house on the T box when I lived in Atlanta and the plus was I had only a rare ball in the yard where as houses down the same course had windows broken. The minus is that if they hit a bad shot they can be loud, especially if they have been drinking. The plus is watching them grump and stomp around after a bad shot is sort of like your own private comedy show.

If the water in the marsh is stagnate I would fear bugs breading and a smell. There was a small pond and marsh area behind a unit of someone I met and was having coffee with when we visited the villages in 2006 and it had green slime on the water and was very smelly. I don't know if this is an issue that is rare but I would be concerned.
