Did you see this problem over the past summer when we had a lot of rain? We haven't had that much lately so I'm wondering how could it be drainage? Just my question, but to me, if its a new problem, I think it could be more of a burst sprinkler pipe. They do burst very easily. You may need to do more discovery on your own if warranty isn't giving you satisfaction, but if you find the source, they should pay for it.
