I don't know if this will help you or not, but we have a quote on replacing the roof on our 2BR courtyard villa. We also have a small Florida room, plus a residential lanai.....total square footage under heat and air is around 1240+ sq. ft. I do not know what that translates to as far as the roof goes. Our villa is approaching 16 yrs. old and we do not want to wait to replace the roof. Most roofers who have examined it say we might get another couple of years out of it. If a storm or hurricane remnant rages through here I do not want to have to worry about my Villages-installed 60 mph shingles. We have chosen McHale Roofing, Inc. out of Fruitland Park. He is booked well into the summer but will be replacing our roof in July, the earliest date he has. We have a signed quote from them for $4680, which includes a new dryer vent and 130 mph architectural shingles. A neighbor who developed leaks in his roof replaced it recently and we heard that he paid $8600, which we thought was because he had to have the job done ASAP. But, this is the same quote we got from that same roofer ( for a very similar home ) and we are not in an emergency situation. That is a huge difference so it pays to get several quotes and to hire a reputable roofer.
