Wow, it got darker, I am with you I would not have expected that. Sounds like you have a plan, hope this works out for you. With the weather getting cooler, you might be able to paint this yourself and save some money. If you have no interest in that, my step son has just opened a business "Style in Tile" in Wildwood, and he does painting also, very reasonable.
