If you have a single bill for water and have checked the obvious places you listed .... the sprinkler system is your next stop. As was mention above, make sure your controller is not running more than 1 or 2 watering cycles per week. Then check each sprinkler individually for leaks. This can me done by manually turning on one zone at a time using the controller and going to each sprinkler head and observing them. Look for water bubbling up around the base of the sprinkler at the ground. If it is rotary type, look for cracks in the body of the sprinkler (in the part that pops up outta the ground) as over time they just seem to develop cracks.

Also, make sure that you have no water running anywhere and check the meter in the box. If it is moving ... it is possible that you have an underground leak somewhere and it is time to call a plumber. If that is the case, I would suggest Kiley & Sons.
