Nearly impossible to guarantee clean responsible renters. That being said one must remember that the class of people we rent to in the villages is not your average kid off the street. If they can afford the rental prices they must have something going for them. I know this reasoning is not infallible but so far it's worked well for me.
One of the best assets one can gain is a nice caring neighbor who is willing to communicate with your renters and gain some insight as to whats going on in your home. When its all said and done, take the neighbor out to dinner as a reward or just plain offer to pay them for their observing
The lease agreement I use is very specific on whats expected of the lessor and the lessee
