I agree GAry had probably relinquished most if not all operating responsibilities.

TV is mostly built out so there won't be any impact on developement.

The future issues for TV are no different today than for the past 10 years we have been here. After the build out and the developer backs away (what ever that means/constitutes) what is currently subsidized that has not become a resident responsibility?

TV will become an independent municipal like operating entity relying on existing investments, future amenity fees and other operating incomes.

Since the developer has already began backing away from most of the previous "villages" there is an experience going forward factor already established.

When TV becomes sort of like many of us....a fixed income scenario.....is when the real test will begin. People/residents will continue to want more tomorrow than they have today. And as I have said many times prviously there is only so much operating money available. Hence new projects, not in the operating budget become a trade off for something already budgeted or the new project is dismissed or the amenity fees go up. And the latter is one we as residents must remain vigilant about.

What usually happens in communities like ours is there is in fact creep in expenditures. There are new amenities approved. Then follows the budget shortfalls. And soon following will be the increasing amenity fees.

Most people who are involved in "running" communitites after the developer separation are not business based. They usually are populist in nature, hence lack the much needed discipline to say NO!!! Or to operate ONLY WITHIN THE CONFINES OF AN ESTABLISHED BUDGET!!!!!!

The last paragraph will determine the future, ongoing success of TV......not the absence of Gary Morse!
