View Full Version : New Areas being developed on North side of 466A near Buena Vista.

The Daily Sun showed a map on the front page of a new area to be developed near Sandhill Golf Course.
The Wildwood Commissioners approved the site for mixed use residential and commercial projects.
I hope that some of the things we all have hoped for will be there.

Its going to be assisted living, etc.
Since The Villages is not the developer, your guess is most likely right.

We looked at a house in that very spot. We were told right up front that there was no telling what would go in there. However, in Tamarind Grove there is a line of beautiful huge live oaks and a fence. That to me was way prettier than looking out over a vast, blank field with nothing on it. We just didn't like the house.

They were never guarnteed that nothing would be built there.

almost anything could be built there; i suppose assisted living and such would be better than looking out on loading docks for a big-box store. could you imagine a 24 hour walmart super center with tractor trailer deliveries around the clock? the cows were a peaceful bucolic reminder of what central florida was like before the villages were here.

This is not related to The Villages and I can about guarantee not golf cart access. The Villages isn't going to give access to businesses that are not paying them a percent of their profits.

Agree, but think what a godsend for the businesses that do go in there and get all our business without having to pay the price. I am really surprised this is going forward - thought the powers that be had more of a lock on what goes on around here. Can only hope it is up to TV's standards.

That parcel of land was for sale for years. If the price was right TV would have purchased it.

I don't know if this is accurate but one of the shuttle drivers told me the following:
TV attempted to buy the parcel but couldn't get it for the price they wanted to pay. The owner has now gotten approval for commercial and residential. The residential is supposed to be an apartment complex. TV is reported to have filed suit to block the development. Unknown status.

It's already been re-zoned and approved for mixed use. Commercial, multi-family, assisted living, nursing home, med. offices, etc., etc, etc. Land will be sub-divided and smaller parcels will be developed as they are sold. Done deal as far as approvals needed for sale and development. Info available at City of Wildwood Dep't. of planning and zoning.

We all knew it was just a matter of time before this property would be developed. The good news is that it appears that it will be developed in a planned project approved by the Commissioners. There is no reason to believe that this will be a "botched" project.
We certainly can use more restaurants and shopping on the south end of TV. :coolsmiley:

The area you write about has been for sale as mixed use....even before Tamarind Grove and St. James Place were developed. I hope a couple restaurants and/or shops go in as well as the assisted living and independent living facilities. I am glad they are being built there because our population is aging...and then we can all move there and sell our houses to "youngsters" in their 60's! :laugh:

If you only knew.....my dawg sits on my aunt's lap... my aunt in her wheelchair....every day! Lexi sits on her lap like the the little princess (that she really isn't). As I am wheeling my 92-year-old aunt & my 4-year-old dawg around the nursing home, people say it is taking the saying "walking the dog" to a whole new level!!!
Hey....it makes them both happy.....and if they're happy, I'm happy. :)
BTW, my godchildren are Ginger and Max, two beautiful Golden Retrievers!
Oh sorry.....really off topic. Back to that property between 466A and BV.

Are real estate agent told me anytime you buy a house that has vacant land next to it, it won't stay that way forever.

I bought in St. James on the ocean......I mean a lake.......okay, I admit it, it's a retention pond! On the other side of the pond is a beautiful farm. My sales rep made it VERY clear that the farm land is NOT owned by TV and I believe I had to sign papers stating that I was aware of that fact. I thought...hmmm....worse case scenerio, high rise prison for ax murderers over there. In the meantime, TV planted trees all around the lake and when the farm is sold, I won't be able to see anything over there.
FYI My nextdoor neighbor visits the owner of the farm across from me and that parcel of land has NOT been sold (yet!).

Those 2 or 3 farmers who owned that land for some reason never wanted to sell to morse. That might be a good thing as far as getting some restaurants or other commercial buildings right on 466a. They might not charge as much for the rent/buy of the land to make it more appealing. I am sure it won't be golf cart accesible, morse will probably put a barb wire fence so you can't get through.

I agree with you on one level, but since that beautiful piece of property is now going to become mixed use, it's not going to retain its original beauty anyway. So a gas station and car wash would be very convenient to a lot of people--more convenient than another tire store or nail salon.

I'd rather not have to spend extra gas $ to drive further to get gas. And Colony Shell is too crowded. That property is going to look commercial anyway. No brown cows and green grass. All the pristine beauty will be gone.
And the older I get, the less time I have left on this earth to waste on things like driving to Wildwood to get decent gas prices.

I am thinking that the people who owned it wanted to score big when they sold it. The value of land is what a person is willing to pay for it. The difference between successful businesses and those that are not know the value and what to pay and what NOT to pay.
