What is the best way to go about finding clean, responsible renters? I really would be upset to find my house trashed after all the time and work we have put into it. anyone ???

Well, I'll let you know what our experience is at the end of April with 3 different renters. I found it interesting that each one assured me that they were responsible, clean, and would take great care of our villa. So far I've gotten over 100 emails asking about renting and I would have to say most of the inquiries have said the same thing. Hope this is really true.

Nearly impossible to guarantee clean responsible renters. That being said one must remember that the class of people we rent to in the villages is not your average kid off the street. If they can afford the rental prices they must have something going for them. I know this reasoning is not infallible but so far it's worked well for me.One of the best assets one can gain is a nice caring neighbor who is willing to communicate with your renters and gain some insight as to whats going on in your home. When its all said and done, take the neighbor out to dinner as a reward or just plain offer to pay them for their observing
The lease agreement I use is very specific on whats expected of the lessor and the lessee

Let me put my two cents in from the renters point of view. We are renting a house for three months, sight unseen, and my hope is that it is clean. We rented for a month last year and the house was wonderful (thru The Villages) but we wanted to stay longer so we went to private rental. So, let's talk about next year ....
