I have a friend from my old neighborhood who wants to come down and look for a nice resale home or villa. Question: Who should he hire..... a Village Real Estate representative ; an outside Realtor or (heavens!) one of each? I'd appreciate all guidance here because I'm rather lost as how to advise.

You actually don't "hire" an agent. Your friend should contact a MLS agent (if you send me a private message I will suggest one who found our house for us). Your friend should also work with a VLS agent (go to the Villages Sales Office for the Magic Trolley Ride and they'll assign you an agent). Your friend could also look at FSBO's in the Daily Sun although they are often overpriced since the price is set by owners who may have a "biased" view.

Due to the system here where listings are split between VLS and MLS and they don't cooperate with each other, agents are used to clients who work with both systems.

TV is truly a fabulous place to live, and it's a great time to buy. Good luck to your friend!

I PM'ed you about real estate in TV with some recommendations; it should be in your in-basket now. I don't know a lot about Florida real estate, but I was a Real Estate Broker in Canada for 20 years, so I think I've figured out the system here. I would be happy to talk with your friend when she arrives.

Respectfully

We are working with more than one real estate office - The Villages and Lyle Gant, who advertises on this site. By working with both we can see the Villages listings and any homes we see listed on a multiple listing site can be shown to us by Lyle, who gave us the most informative packet and has one of the best websites. You're not obligated to any one agent, as stated earlier, since most work for the sellers. A buyer's agent is pretty difficult to find. Good luck!
