So we are very close to going under contract on a cabin in The Blue Ridge mountains and a move appears to be in our future. We are going to attempt to sell our Village home on our own - comfortable with the legal aspect - but am curious as to what marketing attempts (other than TOTV and the Daily Sun) have other FSBOS used.

I am sure you must be well aware of the differences in winters between FL and the Blue Ridge Mountains.
I have always said if it were not for the cold weather for almost 6 months of the year that is where we would live full time. My rule that I do not violate is if there are no palm trees I am definitely too far North!

I just purchased a CYV that was advertised FSBO on TOTV. The owner was amazed at how quickly I hit on his post, it was a matter of minutes. Within 3 days, we signed an agreement and are now in escrow. McLin & Burnsed are handling the process and it was sooo easy, I wish I would have sold my house myself but instead I listed it with The Villages Sales Office,,, I am not a happy person so far. It really wasn't worth it. If your not in a hurry, list it yourself, you'll save yourself a lot of headaches.

You are correct.
It's always easier, not to mention peace of mind,
when a professional handles the details, which can be confusing.
And now your puppies will have a nice, enclosed yard to romp around in.

Gomoho, may I ask why you're moving? I know TV is not for everyone, but I'm still curious. And a little jealous. I miss seasons, and mountains, and....no, not the snow! I hope your new place is wonderful.

Ya mean like this? This was Roanoke, VA. Feb. 5 and 6, 2010. We moved to TV in October 2010.

I sold my mothers house in TV in 1 week by owner. Put it on TOTV, as well as craigslist. I also created a photo website on shutterfly.com which you can link to a post anywhere. Open houses are a must. good luck. pm me if you need any other help.

Save even more NO Need to go to an Attorney....Title Company will do it for you...save the Attorney Fee of 500+

We have sold several homes ourselves. My primary advise to you is to price it correctly. By that I mean, don't overprice. Many times I see FSBO homes above the "market".
If your home is priced right well maintained and decorated nicely it will sell quickly.

Thank you justjim - pricing according to similar current homes being marketed by TV. It is very well maintained, decorated and landscaped nicely if I do say so myself. And I have a golf cart garage that I believe is a very highly desired option!

At one time, zillow.com had a make me move option. We put a house on the site and when we thought we had a buyer, we got a Real Estate Agent involved. We found the buyer, he did the paperwork to make sure things went smoothly, and we paid him a commission based on the sale only. Still a commission, but half what you would normally pay.
In PA auctions are popular. I don't know how it works in FL. It's 2 1/2% to the auctioneer IF IT SELLS. People get worked up with emotion and sometime spend more than a comp would show. You can set a reserve price.
Both options will cost you more than a FSBO, but is an alternative.

We sold our first home in TV using Thevillages4rent website as they have a FSBO option. We also used Tri-County Title, and they were excellent. It was easy and painless. I would agree your golf cart garage is a grat asset. Best Wishes on your move.
