Hello! I am new to TOTV. We will be closing on a new 2br/2ba Cottage in a few days. We are definitely not ready to retire yet and would like to rent it out. We will be coming down to TV this summer to furnish it and get it ready.
Any recommendations on a rental/property management company? A home watch company and anything we might need?
I have been reading a lot on TOTV. So much info, a lot of it fom years ago. It is overwhelming to read it all. I am looking for recent experiences and suggestions for renting out.

Safe Home Watch service is great, this is the third yr. I've had them. Check home once a wk. & send U a weekly e mail on how things are. Ed & Mary Edwards do a terrific job.

Use The Villages 4 Rent, Rentals in The Villages (http://www.theVillages4rent.com) for renting, The Villagers Home Watch for home watch. If you go with the Villages, they will designate everything right down to the thread count of sheets on beds. GOOD LUCK!!

Of course you will need to find someone to look after the home inside, cut the grass etc.
No matter who does the rentals for you the only sure months to rent are Jan thru Apr. You should aim to have no more than 2 renters for these 4 months which you will probably find a year in advance. We once used the villages hometown to rent our home but like all agencies they are quite expensive and in my view not that good.
Try advertising on a site like villages4rent.com with some good photos and you should get good results. As a preference I would stay clear of the global sites like **** which may be fine for Disney type rentals but not for The Villages and they are perhaps 5 times the annual cost
As the owner you will be liable for sales tax on rental income but the returns are easy to make.

We've had our villa on **** for 23 days. So far, April, May, June, July, one week in August, and January, February, March 2015 are rented. Yes, it's expensive, but the rate of return pays for itself.

I have used **** to rent houses both in the USA and in Europe. I used them twice to rent homes in The Villages. Both homes met my expectations. So far so good.
