Hi !
I am 64 in Minnesota and plan to retire to The Villages or somewhere right outside of it in 6 months from now.
I want to avoid those BOND and CDD's fees
Anyone have any ideas ?
Also where is the best place to live in the Villages ? A place that is
centrally located to all the shops, entertainment , restaurants etc.

And I am single and looking for a Girlfriend !

Look for a Bond paid residence or Lake county. Lake County never had a Bond.

Come visit..............everyone has an opinion as to where to live and there is no right answer, except what is best for you.

The Bond is just an additional cost of your house. I would not limit your search to just bond-paid homes.

Amenities fees pay for the amenities that make The Villages special. If you buy outside TV to avoid the fees you don't get TV experience.

Just consider bond costs part of the cost of the house. You will find everything on the market from large bond balances to paid off bonds. You really limit yourself if you go strictly for paid off bond houses.

welcome! if you buy a patio villa resale the bond is likely paid off or much smaller than on a large lot home. also, please check out the singles forum and let us know when we can throw you a welcome meeting! :) don't buy outside the villages to save the amenity fee. you will miss out on most of the fun! :)

Single or not you get what you pay for and the price of admission is well worth it here.

Unless you purchase a property in The Villages where the bond has been paid off by the current owner, you can't purchase one without the bond unless you live in Lake County. Also you won't get out of CDD payments...it's like taxes it's there until you die.

Look into what is included when you buy into this place and pay the rather expensive amenity fees. For us, they are well worth it, but if you don't golf or don't use the pools and recreation centers, you can live on the borders of The Villages and still enjoy all the many nice things offered here and save almost $2000.00 dollars a year.

tekcormn: I moved down to The Villages from a Minneapolis suburb.

I believe those who rated the Minneapolis area as the best place to live in the country are spot on. The downside there are taxes which was the main reason I chose Florida given retirees live on a fix income.

You posed two conditions for purchasing a home in The Villages. The first no bond. You will be able to find a used home with the bond paid.

The second are no CDD amenities. All villages residents pay CDD amenities whether they use amenities or not. Amenities are assessed per household.

I do not know where in Minnesota you live but I can tell you there as much to do in Minneapolis if not more.

My suggestion for your second condition is to decide what type of lifestyle you seek.. Certainly residents here are social and there are a variety of clubs, etc. However there are some functions which eventually lose their luster like going to the town squares. also the novelty of utilizing a golf cart gets old for some.

finally I am only one voice. Many resident will address your questions on this thread. Read and re-read them , search all of Florida or other states and then decide

Hey Bogie. I was referring to the free music in the squares mainly, but also the bars, restaurants, friendly people that is open to any and all non residents.

I just heard that Fruitland PArk was/is going to build some new properites.
And since it is part of Lake County there are no bonds.
I ddid some research on GOOGLE and it looks like they are still trying to get approval to start the project.
This might be a perfect situation for me since I want a NEW house.
Anyone know anything about this ?
Or how I can get more information ?

Hang out at City Fire for the girlfriend? LOL...I'm usually nice, but we are in for another several days of cloudy weather. Floridians aren't used to cloudy spells.
Ewww. Overcast for 2 weeks is nasty. Nevertheless, laundry and redbox and a porterhouse....not a bad day.

You need to visit to check it out.

For me, the motivating factors were getting out of the cold/snowy winters. and the lifestyle offered in TV. What is the point of saving money, at this point in one's life, when you can enjoy the life of a millionaire, but not pay millionaire prices. After all, we are all looking downhill. :D

TV has to be seen, as no amount of words, can fully describe it. IMHO

There are pre-owned homes with little or no bond. If you want new, add the bond onto the price, of your home. With a new home, you won't get mature landscaping, but will avoid doing any repairs for several years.
