More and more rentals

Is it me or is there more and more rental home available ==== when i move here 9 years ago people were buying one home an living in it or renting until they retired, then moved here or became snowbirds -- now i see more people buying homes for the purpose of renting or rolling over -- i can see the change in the people --- no more most friendliest town -- used to be a retirement community now i think is changing ----- cant wait until build out is finished -- should be fun - when everyone has there own wants an do not wants --

I think the basic premise is the same -- folks buying now and renting out until they retire. The thing is there are more houses and, thus, more rentals available. There always have been and always will be a few who buy for investment purposes but I don't think there's really a bigger percentage of investors than there was before 466A south was built.

The trend has continued thus more rentals as the population and the number of homes has increased. I haven't seen any statistics on the numbers, but I bet the ratio hasn't changed much over the 30-plus years TV has been in existence.

I live in the new area and in the cottage and designer homes almost all around me are owner occupied, even if only seasonally. I did notice walking around a villa section quite a few for rent signs.
I have met many wonderful renters in various activities, especially my Canadian buddies so it isn't necessarily a bad thing.

We have considered buying a Villa while we were just there and renting it out.
We can't retire permanently for at least 5 years and we are afraid that we will not be able to buy anything then since the costs are rising so much.

However, we decided against it after running the numbers through our financial guys software...there were just too many cautions and not enough good !!! results.

It makes us a bit sad :-( but we will wait.

Also, we would hope to live there 12 out of 12 months once we retire.

I was already retired when Mom and I built a designer (Iris) in the Village of Charlotte in 2012. I would move to our TV home full time in a minute! My 89 year old mother loves our TV home and The Villages but unfortunately (for me) she loves the four seasons and her family and friends in Michigan more!

So, for now, we rent our home in a long-term rental program. We make it to The Villages at least twice a year and rent a villa during our visits! It breaks my heart but it is what it is.

BTW, we have been very fortunate with our renters. I don't regret building before I could move there. I just wish I could enjoy the lifestyle full time now!

After this year's winter I am hoping I can change her mind! We had 3 inches of snow last week!

I was checking out the new Villages and the new homes and I was driving through the patio villas and met a number of owners looking at them for investments...one couple told me that they bought 4 in a row in I think Fernandina and now they were looking to buy a few more and another couple told me they owned a few preowned patio's in other villages and now that the new ones are cheaper then the preowned they were looking to buy a few more so I think maybe patio homes might be a good investment but for me that would be a job and I'm here to retire. I have heard too many nightmares about rentals.
