Was this sent you by an agent named Liz? I received the same e-mail few days ago and I posted it and people said it was a sales ploy. I'm wondering if it was just my agent sending this out or if they are all doing it.

Ask the people in polo ridge just north of 466. Like 14 years ago, "no more south of 466". Then 466 to 466A to 44 to fruitland. No big deal cause I still think it is all good

E-Mail is a sales ploy to craete a sense of urgency among buyers.
I first saw TV back in 07 and build-out date was, 2010.
Bought in 2014.
Build-out still going on.
Only Gary Morse knows when build-out will end, and he's not making that info, available to the public. IMHO
My speculation is 2020, and I am probably wrong!!!!

When the Developer cannot buy land contiguous to TV at a reasonable price you will reach build-out. Two-three years is a pretty good educated guess as you look at land availability.

Merely a statement. A point in time. A fact of life(?). A so what!
It certainly is not going to affect those who want to move to TV as there will always be turnover.....anywhere from 5-15% (WAG).
Look at the positive side which will be the traffic reduction of all the construction equipment, multitude of contractors and all the door to door hawkers attracted to new home evolution.
I am not sure why there is any comfort in continuous, ongoing new construction.

I heard the same thing from my sales agent 2 1/2 years ago when we purchased our land in Charlotte...and the building continues. When the build-out comes, and all the construction vehicles are gone, THEN I'll believe it!

So maybe the end is near?At the Meet The Developer meeting tonight at Savannah Center, Jennifer Parr said based on the current rate of sale, build out will be about two years from now.

Someone who has Comcast can look at the video of the meeting. However, I think that the Mark's words were more like "all currently scheduled construction". I do remember being struck by how awkward the statement seemed and how it was not an absolute "no more construction."

If those were his words, then I agree that they are still looking for more land to buy/build. He has to think about his Grandkids future. ;)

My opinion is that Morse will not expand TV further than what has already been announced. They will focus on buying land to build "family friendly" developments in the areas surrounding TV. They might also buy land for more commercial development.

I moved here two years ago and was told by the agents that this would be built out in two years. Well it's still going on and they just bought a huge tract of land in fruitland park that they intend to build on. I think as long as they can put together pieces of land, they will keep on building. JMO

As long as some of the adjoining property owners think they can get a higher price, they will try to. The flip side is that the developer would be foolish to announce that they were looking for more land - it would drive land prices up. *If* they can find more or less adjoining land at the right price, I suspect they will buy. I would not be surprised if the land between 44 and 44A doesn't end up as houses as the property owners there get squeezed by raising property values.
Don't forget that they also make money from commercial property (shopping). Don't assume that the only thing they are looking to build is retirement houses - the land near the planned turnpike entrance is prime commercial land.

We first started looking in 2000. Build out was to be in two years. The key word I have always heard IS PLANNED BUILDOUT.

Doesn't appear the infrastructure is keeping up with the growth. On the positive side build out will obviously bring higher demand for existing homes which in turn will bring higher prices - the silver lining?!?

You could be right about build-out bringing higher prices for resales. A lot of people are saying that! However, there is a flipside to that thought.
When the Developer "slows" his marketing program there won't be as many people visiting TV. Most Newbees come to TV looking for a new house. This will significantly impact your customer base. In other 55 adult communities in Florida, my casual observation is that prices have trended lower not higher after build-out. That said, There is no place like TV so it could be different here.
None of us has a crystal ball as to what the future will bring in resales. Time will tell. For those currently living in paradise, it won't affect us one way or another.

I totally agree that we are overloaded, I also hope that once everything is sold, we might see more, and /or new business and restaurants. I have heard over and over from people who "are in the know" that we will not see an abundance of new places until the number of Villagers are at their max . (don't know if that is true, but it is looking that way). No one I have talked to thinks that the current number of built and planned golf courses and rec. centers is sufficient enough to support the planned buildout. We drove by the area near Hillsborough, and it looks massive-much more than 3 Executive courses and 1 new rec center can facilitate.
