Are there rules somewhere about how far you can build out?
We are selling our home on a corner homesite and the question has been asked of us whether it is allowable to put a birdcage on the large side nearest the corner.

You have to look on your blueprints for the dotted line that runs around your home, and that will be the farthest out you can build. Our neighbors wanted to do the same thing on their corner lot, but the farthest out they can build is about five feet. We have friends on a corner lot with the same problem.
You can take plans to the ARC and request a variance, but there is no guarantee to the buyer that it will be granted.

We are on a pie-shaped lot and just received permission from the ARC for a small addition. It's easy to do. The main criteria is that the property be within the setbacks (easements).
I have seen corner properties that have added a birdcage so my guess is it probably won't be a problem. Unless you have the approval in hand for perspective buyers, you just might want to take photos of others who have done this.

There are set-back limits that determine how big and what you can build in relation to your property lines, but they aren't necessary regulated by The Villages. You need to check with the county building department for your county. There are different setbacks for structures, if it is a pool or birdcage, or a deck, and whether there are easements.

Yes. Contact Architectural Review Board to explain deed restrictions. Be careful NOT to make assurances on your own to prospective buyers
WHOOPS. I just did it too. I didn't read the prior posts where everyone else has explained beautifully. Sorry for the same info.

Interesting to hear it is possible to get permission to go "outside the lines" on a corner lot.
We have a corner lot and before closing were told no way could we ever expand (not necessarily that I want to).
