How Much of a "Deal" Are the New Homes?

When looking at the new Amarillo's ... I don't find much of a "deal", if any. Previously, these homes were furnished with all kitchen appliances and a washer and dryer. Most (or all?) of the new Amarillo's are being sold without kitchen appliances and/or a washer/dryer.

Granted, not having these appliances already furnished, you can then purchase the specific models to your liking. However, that's going to add thousands to the cost. As individuals, we will pay much more per appliance than the developer has, because of his ability to do bulk purchasing.

So, how much of a "deal" are they offering? :dontknow: I'm interested in your thoughts on this issue.

I haven't seen any Amarillos "sold without kitchen appliances" if you are referring to oven, range, refrigerator/freezer, dishwasher and micro-wave up through December 2007. True, most are sold without washer and dryer.

As far as I know only the CYV's come with washer and dryer.

In an effort to maintain sales during this general economic/real estate slowdown, The Villages management has been offering various kinds of incentives to buy, whether lowered prices or furniture/golf cart 'sweet deals' or whatever. When looking at these incentives, it's too easy to forget such things as closing costs, bonds, the need to purchase appliances mentioned earlier, landscaping, and so forth. When we came this past fall, the one thing we knew was that we wanted a resale; I had a house built forty years ago and vowed I'd NEVER do it again. We bought a resale, and even though there are various things that need to be done to make 'someone else's house' into 'our home,' we would have to do much of that in a new house as well, on top of which there is the opportunity to find a house with 'bond paid' (as was ours) and very, very small closing costs (where the seller pays most of it). From our experience, I feel that there are better opportunities in resales than in starting from scratch with new construction. IMHO....

If you'd like to see, just go to TV's website and view the new 3 bdrm/2 bath Amarillo's. Of the 20 currently listed, there are seven Amarillo's available that offer only the "garbage disposal". With the "deal" prices indicating the savings are in the ~ $6,500 - $7,500 range, I don't see much of a "deal" when you take into consideration the money it will cost to furnish all appliances and the current home sales slump. Granted, the "slump" isn't as bad in The Villages. However, don't try to entice me into thinking there are deals when an analysis proves otherwise.

Most homes that are priced over $200+ (which I don't deem a "deal" for an Amarillo) include all kitchen appliances. Of course, all the homes that are fronted or backed by the power lines include kitchen appliances. They'd have to if TV expects to sell them IMHO.

I did find one Amarillo that appears to be a decent deal. From the photos I deem two drawbacks to this home: 1) the fluorescent light in the kitchen and 2) there is not a Cathedral ceiling. However, the home is fully furnished and being offered for a good price. I can't tell if there are any other drawbacks to the home (location?).

Bottom line, IMHO there are no current "deals" on Amarillo's.

Just for conversation , my first house was a courtyard villa and it did not come with washer and dryer............
We then bought a resale that had only been lived in seven months ..better than new....landscaped, palm trees , flowers , Appliances. drapes, blinds, lanai.some furniture, and the bond paid ....... Moved in , bought a quart of milk and was ready to make a tee time...........We love it and are here forever.......well allmost ....

All I can say is that we bought an Amarillo last week and it had all appliances except the washer and dryer. We did not see one that didn't.

I see $184,000 for a couple of Amarillos with Golf Car Garage without appliances. This would be idea for someone who wants to pick out their own applicances instead of the ones that come with it. For example, our Amarillo came with a top freezer model refrigerator instead of a side by side with water and ice that we would have preferred. How much would a 4 appliance package sell for? Low end - $2,000; Mid range - $3,000. That would take the Amarillo with golf car garage up to $187,000/$188,000 range. Still not bad.
