We are in the same position as Dadspet. Does anyone out there in TV land have any names and phone numbers of good quality inspectors?

If you do a search on this forum, you will see that a number of us used Pat DeGioia, A-1 Villages Home Inspections, for our home inspections (pre purchase as well as 1 yr warranty). He is a Villages resident, has extensive building/inspection experience, and certainly knows the Villages homes very well.

His inspection is $199 and he gives you a written report you can turn in to the Warranty dept. He also comes back after the repairs are completed to verify they were done correctly.

The good thing about using Pat is that he is a known commodity at the warranty office and will deliver the report directly to their office. The items that needs attention are written up in such a way that they are rarely challenged.

Also be aware if you need a statement for your home owner s insursurance for a wind mitigation discount...Pat can provide that at the same time for an additional $50.
