Historic side/design your own house?

I've seen all the talk about what The Villages are building in the historic side. Was wondering, is it possible to build 'what you want' on that side? I know it can't be done on the new side, but haven't heard about the historic side.
We are snowbirds who LOVE the historic side and live here part time, but would like a nicer place. Need a garage etc. I don't especially care for the model I see that TV is putting up.
Anyone know who we could contact about this?

I not certain, but I believe that if you own a manufactured home you can have it torn down and put what you want on the site. Several people have done that over here. Many have replaced their old manufactured home with a newer model and some have had block and stucco or wood framed homes built. There are several that look nothing like anything else over here.

As far as the homes that The Villages is buying, they are replacing those with homes of their choice.

My guess is that it would be okay as long as what you want is in compliance with covenants/deed restrictions, the architectural review committee and local building requirements/permit approvals.

We have a nice corner lot in Silver Lake that is extra big and LOVE this area.... just might be an idea! Been looking at 'real' houses for quite awhile now, but nothing really impresses me:-( Would still like to be north of 466, but there is not much for sale. One realtor told us people like it so much in that area that they have to be dynamited out of there.....LOL.
I just don't know where I would even start with an idea like this, tearing down and rebuilding? Welcome to suggestions!

You call several reputable builders. Have them tell you what it would entail and cost.

I'd start with a phone call to Community Standards - Phone: 352-751-3912 and tell them what you are considering and find out what the process would be.

Since you are a snowbird, you don't have to worry about a place to temporarily live if and when you house here is torn down. You can always put your household items and furniture in storage or in a POD until your new house is built and then bingo! You have what you want!

My Dad did it last year in another development. Most of the details were handled by the folks he bought the new home from. BTW, he liked his manufactured home so much that he replaced the old one with a new one!
