Desperation on the part of the developer? Don't forget to include the bond!

Also noted dishwasher, stove, & refrigerator are not listed as included!

Nice catch on the dishwasher, stove, & refrigerator. I didn't notice the items missing.Just looks like a good year to invest in housing. The housing market is still going to get worst before it gets better. I hope later in the year to be a village property owner.

OK, no refrigerator or DW or stove. Just add 2 or 3K on to the price for comparison reasons.

Could it be an omission about the DW, stove and frig? I just can't imagine including the W&D and not the basic appliances.

Would tend to :agree: regarding the omission but also noticed there not listed on some of the others.

Russ, the 2 - 3 for the appliances seems right. Adding in the bond and any other 'missing' things, i.e. landscaping, window treatments, etc. the resales are looking more attractive all of the time.

I'm also looking at later in the year to finalize a decision. Any other comments are appreciated!

I'm sooooo confused (and that's nothing new) ! I looked at the multitude of homes listed and want to know....... are these all existing homes already built, furnished and waiting to be sold ????????

or are they potential homes waiting for a buyer and then will be built ??

P.S. I LOVE those two-story villas at Spanish Springs ;D

Coney,

Most of the patio villas (and others on the newsletter link) are brand new, fully built, ready to move into, but not furnished. You may see a couple that say furnished...they may have been used as models.

The villas near spanish springs have been around for awhile...were used by the developer for preview visits.

I just recently looked at the villas in SP. They are beautiful. I was told by my agent that they were built in 1999, but are being sold as new since they have never been titled

JimT....... YES, they are beautiful! Since you've looked at them.... can you give me any details? Are there any pics of the interior? IS IT A CONDO???? What's the difference? I wish it had a 2/car garage.... where do guests park if they come to visit?

I visited TV back in Feb of 2006 and looked at a lot of houses. I could not find a single "patio villa" home that was under $160,000. So I am glad I wasn't able to buy until I retired which was last week. I am going to buy in TV this October when I come for a 1 month stay. Glad to hear I can pay less than in 2006!!!

Try this link

When you get there, just click on each individual condo and you will have the opportunity to see a virtual tour. Yes, I believe they are condo's since they are attached in groups of 4.
As far as parking, they are adjacent to the parking lot behind the Sales Center. I don't know what overnight parking restrictions there might be. I am going back in two weeks to decide which one to buy. Very exciting!!

They are lovely, but I was ready for 1 story living. Stairs as we get older can be a problem.

Ronda,

Couldnt agree more about the one level housing. :agree: After climbing 14 very steep narrow steps for the last 36 years(Old Farmhouse) I am so happy to have everything on the same level. The bodies willing, but the knees are weak.
This is something to seriously consider if considering a 2 level townhouse or villa. And I dont think It will get any better as we get older.

Ronda or Nonie

Good point

Did either of you consider the Vista Lago one story villas. They are right next to the SP villas. My final choice has come down to the 2 story SP villas or the Vista Lago villas

Thanks

Speaking of Patio Villas, what's with the "bushes" planted in the front yards of the new villas I see advertised?? What happened to the nice empire Zoysia grass??

Thanks for pointing that out...didn't notice it before
Zoysia grass is very invasive and loves to take over the flower beds, cracks in the sidewalk, and cracks in the driveway...so maybe bushes aren't such a bad idea :dontknow: ??? :dontknow:

From what I understand, this BOND issue is something I don't quite understand. All the NEW homes being sold by the developer have a bond to be paid............but if I buy that same model of home in an older area of TV I could save mega bucks by purchasing a house with the bond fully paid? Or would a homeowner sell a home the bond paid and add the cost of that bond onto their purcahse price?

I would think a seller should be including some amount in the sale price for the bond that was paid although I guess in some of the original neighborhoods there were no bonds.

The advantage to the buyer, as I see it, is that if you are looking to mortgage the purchase, that amount would be included in the mortgage amount, amortized over the life of the mortgage, and the interest tax deductible. But on a new home it's amortized over a 30? year period thru the taxing authority, paid on an annual basis, and the interest is not deductible.

The bond concept was a bit foreign to me also but I think I can relate it to my son telling me, when he built in Las Vegas, that if he wanted a paved street he, and all of his neighbors on the block would have to share the cost.

The bond is the cost of providing the infrastructure to the development.

Thanks Dutchman...............could you tell me how much this Bond is?? Say on a house selling for $180,000??

Disregard my inquiry about the Bond. I just read the explanation in a post from March 28th which answered all my questions.

I was just about to suggest that very thing. There's lots of valuable info on this site if you use the search feature.
