Pull down steps in the garage.

I am looking to have pull down steps installed in my garage. The best price I have gotten is well over $350.00. Has anyone gotten them for a better price?

we are having Stipes 390-7744 He quoted us $169 but we are also getting gutters for our whole house.. I don't know if that affected the the price. It's worth a phone call.

It will also depend on if you get wood or aluminum ones. We first had wood put in but they bowed after about a year, so we had the company come back, take them out and put in the aluminum set. We used Hill's Gutters. A good company to deal with. They stand behind their work. (352) 245-7462.

I was told by our home inspector that the surface that shows when the steps are closed needs to be capped with drywall to preserve the integrity of the original "firewall" characteristics of the garage ceiling.

Home Depot and Lowes have the aluminum ones for $150 to $170 as I recall. I installed these myself, with a helper, about an hour or so. You will need 1 or 2 ladders and some scrap wood to do this. Also, these are designed for higher ceilings, so they need to be cut to size once installed.

Tim Miller, or sometimes he's called 'Tim the Toolman', is probably the best handyman in TV. He did our attic steps as well as many other jobs in the summer of 2011. At that time he was $195 installed for wooden steps and $295 installed for aluminum steps. Of course with this Florida heat in your attic, go with the metal and that included flooring in the attic. He will not do insulation, so if you want any installed over the garage, buy some batts and do it yourself first. I don't have his phone number offhand, but go up top and search his name, you'll probably find 20 threads that he's recommended on. The biggest complain is he's usually booked up for a week or more.

Another vote for M&M. They don't paint the drop down door though. It's a small job. They use the 350lb rated aluminum ladders too.

The Tim the Toolman number above in wrong. That number is for a Tim the Toolman in Arizona. I called him, and he says he gets at least one call every week from Florida. Go figure

Just remember that stuff you store in the attic before the steps are installed may not fit coming down after the steps are installed. We stored some storage bins in the attic which just fit the opening. Now we can't get them down because the stairs frame takes up some space inside the opening. Kind of funny for us but if you have something large that can only come down in one piece you may want to find out how big the opening will be after the stairs are installed.

Also, Chatbrat, you are correct. There is no fire rating. The sheetrock in most garages in TV is single layer 5/8". I would imagine the two story town houses would have to be fire rated because they have adjoining/common walls.

Don, could I get that $300 price after being quoted $375 from you? and is it the HD one?

Are you sure the door between the house and garage is not fireproof? Have you tried lifting it? We had to replace the weather stripping on ours. It is extremely heavy.

Beg to differ. The code calls for a 1/2 hr. fire rating on the garage ceiling. That is achieved with single 5/8 firecode sheetrock.
