Has anyone noticed the fences in the backyards of the new ranches down off Odell west of Hemmingway Club Hse? Is this a new trend? Is this written into the covenants for that section only? Hmmmmmmm

If TV is now permitting fences for new ranches, that is an incredible deviation from the norm! Can hardly wait to hear more info on this topic. I'd drive by and check it out, but unfortunately I'm in Canada. I have to rely on you guys for more information.

:dontknow: We've been by there and yes, there are fences on one side of the street of the ranches but don't know why. Maybe others have requested fences and TV's listened?

You are absolutely correct....there is a section of a ranch home community in Hemmingway that has 6 foot white vinyl fences enclosing the back yard. I rode by there this morning. In my personal taste/opinon, they are not terribly attractive, but, certainly fulfill a need for those who want a house with a fence and for whom Courtyard Villas are not an option.
I'm sure the convenants for this community require all to have/maintain common fence....type and color.
Maybe I'm naive, but I kinda believe that someone out there in developer land reads TOTV to keep a pulse on what people are thinking and wanting.

If the fences are only on one side of the street, that is curious. The next question is what is on the other side of the fences? :dontknow:

I went to the sales page Village07, and answered my own question. They are completely enclosed. I think it is a great idea and the vinyl fences are the same that surround some of the Courtyard Villas. I may turn into a typical Villager, one that moves several times, and sell my home to buy one with a fence once we are there permanently.

The houses I saw were on an interior street, so, houses with fences backed up to each other. Houses across the street backed up to O'dell and did not have fences. And, yes, Halle, the backyard is fully enclosed.

Maybe the privacy issue finally got some attention. When you are on the interior of a street you get very close to your neighbors. The fence would be a real plus for privacy and a great area for pet owners.
Maybe they do listen to what we say in the survey.:bigthumbsup: :bigthumbsup:
I talked to our salesman yesterday after I noticed the fences in some of the new pictures. He said is was just something they were trying out to see if people liked it. I think all the fenced houses are in the section of Nash Loop in Hadley that runs along Odell Circle but can't verify that since I am in Indiana. Our sales guy didn't know if this was a new amenity or just an experiment. I think that all the houses on Nash Loop also back up to villas but not 100% sure of that.
Sorry, they are in Hemingway, not Hadley.

Fences tend to "die" over the years. When they have to be replaced, will there be exact specs in place to follow? What if Joe Bagadonuts' fence is a mess but he doesn't want to replace it? Caveat emptor on this one.
My thoughts exactly. A big vinyl fence will be expensive to maintain and eventually replace. The plastic can get brittle over time and the hot FL summers will speed that process along. Another downside is that it blocks the breeze. Friend wife is excited at the prospect of privacy and I prefer more openness and catching the breeze. That is as long as it isn't wafting over from the landfill or the sewage treatment plant. Has anyone got a location on those down south?

I wonder since they're allowing or offering fences in one area, if we could get a permit to get one put in if we didn't purchase a house with a fence? That sure would help with the doggies too! (We don't have a puppy yet, but I'm still hoping (sigh)) ::)

You are right Sam.....fences need to be maintained. Hopefully, the covenants make it clear regarding the upkeep and replacement requirements. If not , the developers have opened up a whole new "bag of worms"

I suspect it is the same type of covenants that govern courtyard villas and patio villas. You are required to maintain, to common specs, the feature that came with the house. Also for stucco CYVs you are responsible for maintaining (painting and any repairs) the block wall behind your house. Also, for any of you who border one of the main streets or perimeter areas of the Villages, you are responsible for maintaining the brown wood fence that abuts your property.
Haven't heard of any disputes about maintenance of these items, but, imagine it will occur someday.
Sorry, Chels, but doubt that you will be able to do fences in your neighborhood...that whole uniformity thing again.

Aw Chels,

We've had vinyl fencing around our back yard (NJ) for years. It still looks great. Cleaning it up is a breeze.

Sam: As Villa owners, it is our responsibility to maintain or replace our Courtyard Villa fence. The plastic fences seem pretty durable. I would think these new "experiments" would be similar. Although our side fences are shared with neighbours, so don't know how that would work.
The Village developers are obviously becoming more flexible and are trying everything to bring in new purchasers! It will be interesting to see how quickly they sell.

I think I still would like a CYV, but I'd be willing to check out a rancher if it had a fence. I think it's neat that they're trying this experiment.

I love the idea of a fenced backyard. Keeping the vinyl one we now have in front of our patio villa clean is no problem....just wash it down a couple times a year and it's good as new.
I am kinda funny about my privacy plus I love to have get togethers and bbq's. Never liked the idea of having my backyard neighbors included without an invitation. So...a fence is to my liking.
This would be a plus for me when looking to upgrade.

I just went thru the Hemmingway/Bonita area. Can't tell for sure, but it appears that these are ranches that now or will back to villas. They seem to have extended the walls (not fences) to the houses and put walls/gates between the ranches. To each his own, but I don't think I'd like it too much. The back yards aren't that big and the walls would be just as claustrophobic as I find the villa yards. Picket fences would be one things, but walls? No. I've found one of the great advantages of living in a ranch community is backyard interaction (I was going to say intercourse, but I was afraid of the giggles) amongst neighbors. Maybe I lived too long in apartments and condominiums, but I love the camaraderie and am not concerned about perceived loss of privacy.

I know just what you mean, BS. I lived in an apartment in Nuernberg, Germany. There was a young lady who lived two floors below me and two apartments over. She insisted on sunbathing naked on any pleasant day. If I happened to be on my balcony and just happened to hold onto the railing with my left hand and lean out as far as possible, and maybe crane my neck a bit, there was absolutely no way I could avoid seeing her. :yikes: I considered complaining to the apartment management, but I didn't want to do anything to hurt German-American relationships and it was her country, after all. One must adapt to the local customs.

I think fences are a good idea but what I see is the developer changing course in mid stream to satisfy more potential buyers in a slow market. One has to wonder what else will change in order to keep sales going?

Have you seen the houses with "fences" that the developer is building to satisfy more potential buyers? First of all, they look like :edit: . But, we're talking about less than 20 homes among 35,000, and no one here can accurately say what is being done and why. If this is a change being made to satisfy more potential buyers --- which I really doubt --- what's the big deal. Look at the prehistoric section, look around Spanish Springs, look around Glenview, look up north toward Nancy, look just south of 466, then go look around Duval or Hadleyville. There have been scores of changes through the years, at least partially to keep sales going. Most have been very favorable, like wider, better cart paths. I hope I profited from the lessons the developer learned while building Polo Ridge and Calumet. I assume someone in Bonita or south of 466A will benefit from what they learned here. Nothing wrong with that.

About the German girl sunbathing. My daughter and SIL had neighbors and the wife was German. She sun bathed nude also. My daughter and her husband had a lot of company - especially of the male variety (for some reason). ;) ;) ;) ;) The father-in-laws loved going over there.

I for one sure don't like the look of fences. They close in the land, go out of repair and start to look shabby in few years. I prefer to look at open areas with palm trees / shrubs / flowers any day! I sure hope they keep fenced ranches in only a very small selective area.

Everyone is entitled to their opinion, and fences are definitely not for everybody. It is what makes the world go 'round. But, why do people think the fences would end up in such disrepair.
Compare TV to anywhere else in Florida, this country in general. There are places that are as well kept, but not many. TV is kept up like the Disneyworld that it is. Everything is so well manicured, homes, lawns, fences cart paths, public areas and private. There is a sense of pride everywhere.
Step outside TV and look around if you want to see disrepair. I highly doubt the fences around Ranches or any other kind of home in TV would be left to fall apart. Courtyard villa fences and walls look great to me, no matter which village or the age of the fence.
Just my humble opinion.

Well we took a drive tonight through Hemingway to look at the area with fenced houses and I have to say I'm not impressed. The whole section kind of looked like Army Barracks.
I thought I would like them, but I don't. No land around most of them either. You would think there would be. I still like fences for the doggies, but I'm sooo not impressed with what they're offering in Hemingway. Just my opinion. ::)
Like was stated to me many times when I was on my soapbox concerning fences, so to those who don't like the fences (maybe you'd be happier someplace that would better fit your desires) LOL I'm just kidding, I want everyone to live in and enjoy TV, but there's room for fences and no fences. Like the mental gaint (?) Rodney King said several years ago CAN"T WE JUST ALL GET ALONG! I love you people and can't wait to get there.
