Question re: property tax

I will be moving to The Villages next spring. Do they appraise new houses (Sumter Co.) at the sales price? Also what would be the approx. tax on a $500,000 house in Sumter Co.?

Sales rep quoted my friend 1-1/2% of selling price and he was looking in Sumter County. Do not believe that includes the bond. >:(
