I won't be purchasing a house until next spring. While on a recent visit I toured the 8 premier model homes in Lake Miona Shores. My wife liked the models but did not like the location. Does anyone have any idea where the next premier home site will be located. My wife is hoping it is west of Buena Vista and north of 466A near Cane Garden CC.

O.K. This is just guessing without getting out THAT map again. Isn't that the Village of Poinciana? Help me resident villagers. What do you think?

I also am guessing that the "biggie houses" are usually by water or golf.

Where would that be near Cane Gardens? Hmmm. :dontknow:

The Village of Sunset Pointe is an established Premier community and its direct road access in practically in front of Cane Gardens. I question if they would they have another Premier community so close to Sunset Pointe?? There are Premier home available in Sunset Pointe, which is a beautiful development and great location, that are for sale and Im certain the prices would be very negotiable! IN addition these homes were built when the owner could personalize and expand the home to meet individual desires. I can put you in touch with a St Augustine home owner that has been expanded and has AlOT of upgrades to include a french kitchen. Let me know!

Thanks, I did not know a premier site was in that area. My wife is set on having a St. Charles model built.

Sunset Point is a village with Patio Villas,Ranch Homes & Designer's. Sunset Ridge Village is the Premiere village across the street from the entrance to Cane Garden and Hibiscus Rec Ctr.

My opinion is that there will be many premier homes in the area that I think you are referring to.

There are a lot of home sites along the Southwest side of Cane Garden Hibiscus holes 6-7-8 & 9. The homesites that are on Hibiscus #9 will have a view of the fairway on 9 as well as #1 and the Cane Garden club house I would be amazed if they built anything but premier homes there. The view will bring a premium. There are homesites that are on # 6 that will have a view of the golf course and Lake Miona as well. Also there will be many homes sites along all holes of Jacaranda which opened several months ago. Many of the streets in this area are in some are paved and some are yet to be paved. I play this course on a regular basis.

Also there will be 3 more executive courses to be built in this same area which will be named Red Fish Run, Amberjack & Tarpon Boil. These are West of the intersection of Bailey Trail and St Charles Place. In the past they have built many premier homes on Championship Courses.

Not to offend anyone that purchased in B@MS, but I think the location is out of the way.
You have to cross Rainey Trail and go through other villages to get anywhere. Had I had purchased there, a Gem cart would have been a necessity.
Additionally, Lakeside Landings is on one side of you and the public boat ramp/park on the other. I think children can live in Lakeside Landings but I'm not sure. The interior lots are also very small. The good lots are on the water.
On the upside, the houses over there (on interior lots)are fairly inexpensive. It's a trade off. I think the bond is $47,500.00 in that section. People in that section will most likely become very close to one another, and that is an upside. Like anywhere else in TV, I guess living there will be wonderful for the buyers in that community.

You are right. The Lake Miona Shores are having a hard time selling those big homes because of location. Some have been on the market a long time.
You have to cross a busy highway to get into the Villages and backtrack all the way to Bonnybrook gate to get on Buena Vista to travel to the town square.

We have fallen in love with The Villages and have visited twice trying to get a feel for the area so we will know what we want to buy when and if we are finally able to sell our home here in Northern Kentucky. I thought we toured all of the designer and premier homes, but we are not familiar with the St Charles Model. Is this a new model and if so, is there a site where we can view the floor plan? I can't find it on The Villages website.

Thanks for your help and I am so jealous of those of you who have been able to sell your home and make the move!

If you look into neighborhoods under development and you see double streetlight posts, before the happy hour that is, you are probably in a future premier neighborhood. It appears all premier neighborhoods have these double streetlights. Others have single lamp posts.

A St. Charles model is one of the 8 model homes on Paris Island Place in Miona Shores.
It is a 3 BR 2 bath. 4,238 total square feet, 2,790 sq. ft climate controlled.

Master BR 19'3" x 16'
Family 24'10" x 22'
Dining 12'6" x 12'2"
Kitchen with nook
2nd BR 13'2" x 16'
3rd BR 12'5" x 12'8"
Residential Screen Lanai 21' x 17'4"

Thanks for the info tghoul! We were last there in January and those models were still under construction. It sounds very nice and now we will have to make another trip down to check it out. Darn!! :bigthumbsup:

I just finished playing Cane Garden Hibiscus and saw many of the double lighted lamp post that they put in Premier areas. I also saw that they have started to pour a foundation on a home over looking Hibiscus # 7. These double lighted lamp post run along holes 7 to 9 and from the views that are from 7 on down to Lake Miona I would think that premier homes will run all along this area. These views will be fantastic.

Went to look at the Premiers today. Many have seating areas in what I consider entry hall areas. Too big for an entry, too small for a seating area. I don't like an area where you enter and can see directly into a living area.

The ones that had big bedrooms, which is where we watch TV, have tight areas in other places. I did love the huge floor tiles and the spacious outdoor areas. I am not a fan of built in outdoor cooking area. Don't like hot tubs, did like designer pools that had fountains.

Had dinner at Cane Gardens. I saw double street lights in the unfinished spaces across the water from it.

Not much negotiating I here for tweeks and stretches. I like the stretched Lantanas too, they would be spectacular with an interesting skylight in the dining room/ living room area. The Williamsburg Premier model is a Gardenia on steroids.

We purchased in B@MS, but we have not closed yet. We are amazed at how many homes have been built in the area since we were here in March and then again in June. From our count, there are only about 12 - 15 lots that do not have homes on them. Of course we don't know how many of them are under contract. I don't think it will be long before it is built out.

Next big unit going in will be off of Pennycamp Drive, This is the unit out behind Cane Garden. still do not allow regular traffic back in that area yet, only construction traffic. If you were in Lake Miona shores, the big houses, it is directly across the lake from that unit. So it is south of Lake Miona Shores.

Pat, our great room up north has 20' ceilings in some places and three square skylights, not tubes. There isn't much a person can do to change a floor plan down here but I think that would add a lot of light and architectural interest. JUST an idea.

We own in BMS and love it! Whats the big deal about driving a short distance to get to the square. BMS is the best village there!!!

Pennecamp has a large section of premiers, along with all of the priemier models. They run along 2nd half of Hibiscus, and some are on the water directly across from Bridgeport at Miona Shores - BMS is visible. Some have awesome views of the water. Lots of those large spanish moss trees around. IMHO, it is one of the nicest areas in TV. Absolutely stunning.

We were told that the Premier section of Pennecamp will be the last Premier section before buildout north of 466A is complete -- so the next Premier neighborhood will be south of 466A.

Pennecamp is building out rapidly -- most of the prime Premier lots (golf and water views) are already sold, many of the houses built and occupied. Four villa sections complete, many cottage and designer houses built or underway.

Are the pools in Premier neighborhoods open to all Villages residents? Also, I don't even see the pool on Fish Camp Rd in Lake Shore Cottages on the latest map - what about access to that one?

We live in a interior lot at Bridgeport Miona Shores and love it! There is no problem that we know of in living there. It seems it bothers those who do not.
