We are new at renting our Villa and have a request to rent to two couples staying together, for the month of January 2009. Does anyone have an idea if we should charge more for four people versus two???? Seems like we should Our current rate for Jan is $2400. ??? ??? ??? ??? ??? ??? ???

I charge $50 pp extra per week. For the month I'd charge $400 extra for the two of them. Check out the homes on www.thevillages4rent.com to get an idea about charges. If someone is having guests just for a few days, I don't charge. I'll charge the extra if it's more than 4 days for the weekly charge. Hope this helps.

If nothing else, up your cleaning fee and make at least half of it non-refundable. Four people means at least twice the water usage, if not more. Also increases the odds of having to have carpets shampooed or grout cleaned.
