It is my understanding that families under the age of 55yrs old can reside in the villages and are able to rent a home , the fair act law states that as long as 80% of the community is 55yrs or older than 20% can be under 55yrs old.
Can someone confirm this.

I believe you are essentially correct. However, TV can and does restrict those under 19.

Yes, Under 19yrs of age I understand can only visit 1 month at a time. But can an owner deny a renter simply because of age? I understand that ultimately it is the owners choice who he/she rents to but to deny a person because they are not 55yrs of age or older seems unfair. I just wanted to get a better sense if anyone has any experience or thoughts on this matter.

I think your answer needs to come from an attorney. If I were asking the same question that is what I would do.

Actually, under 19 is limited to 30 days a year, not just one month at a time. As to renters, not sure if a homeowner can legally discriminate on rental age beyond the under 19 rule. I do know of several long-term rentals where the renters are under 35, especially in the older sections of TV.
