i was chatting today with a man whose wife works for The Villages. They have been here since 2000 or so. He said that The Villages already has permits or plans to develop south of Rte 44, east of 468. If you look at a map there is a lot of empty space down there similar to the 466A Fruitland Park development. He said they would build all the way to the Florida Turnpike. This information is all heresay so it may not be accurate, but I thought I would post it in case anyone might have more to add. It sure looks like a big piece of land with no development on it at the present. I think this was discussed a while back, but I was surprised that this man seemed to think it was a done deal with permits already completed.

We moved here in 2000. We went to one of the VHA meetings way back then. They had a map showing lots of property beyond 44 that belongs to the Villages.

I think we've only seen the tip of the iceberg - lots more building to be done! :undecided:

Here's another rumor I "heard". The Villages sold that land to Celebration with the understanding that they would not build until The Villages was done building below 466a. Since Celebration is not a 55 plus community that will flood Brownwood with more young people. So I heard.

If they keep going south, Brownwood will become the new center of the villages!!! Can you imagine that?

Need to go to The Sumter County Property Appraiser website and search the GIS
Map.. It will show you who owns what land. The only place where The Villages or its sub company Mid-Florida Properties owns land is by the Turnpike for the interchange.

The Village People (you know the ones I mean) are smart people -- really smart people. They know how to buy land in names we would never be able to guess. People had no idea what Disney was purchasing, and people will have no idea about what TV owns or is purchasing until they want you to know.

I am thinking that my next house will be in the Village of Lake Okeechobee - shouldn't be long, a couple of years at most ;-)

One way to end the speculation.

ID the best source of knowledge in the "M family". Separate and get hold of that member of "The Family". Take away to a secluded place; with the TV snowbirds gone there must be one now. A bit of sodium pentothal. Allow the drug to work. Have a couple well-known ToTV members have their way asking detailed questions regarding Buildout and if not, where all the building and new Village Centers will be built. And any other matters we want to know like - really, why has a Costco NOT come to TV yet... Other ToTVrs may offer other topics while he's 'under'.
Release the M family member and a blast from the Men In Black memory reliever. Post all results on ToTV, then prepare to shut it down permanently, as we will know it all. Nothing to talk about except poop.

They are in the business of building houses and developing land so the will buy land that they need for that business. They have a lot of people that depend on them for a paycheck

Could very possibly be for commercial development. Perfect spot near the Turnpike for a major shopping mall. Just speculation but fun for discussion.

In February 2012 the developer (which is NOT The Villages) submitted preliminary plans which were approved by Wildwood. I remember looking at meeting minutes back then, and the plans were NOT more of what we know as The Villages.

Nothing has happened since that date. Obviously CR468 is being widened, but nothing is happening with the land east of 468.

Attached is a summary of developments within Wildwood, as of March 2015. Page 4, item 24 refers to Southern Oaks. Page 14 shows its location (#24). Note that it is NOT just across 44 from TV. There are other large parcels between TV and Southern Oaks.

Bottom line: It ain't a done deal. Much more review and many more permits are required before any dirt is moved.

I suspect since the funds for the interchange have been diverted to the 301/turnpike interchange it will be a while before anything happens there. Right now, they are only widening the bridge. The grading you see in that area is for the construction vehicles.

That is what a smart contractor would do,,, put big box stores in middle of nothing. I will buy into the Vegas Odds that is not lets say the wise thing to do.

Just saying,,, Kind of like the big mall and box stores that were scheduled in for Buffalo Ridge back in 2004,,2005,,2006,,2007 and so on,, then the big mall scheduled for Brownwood... Everytime I see the construction master plan, I think how many rumors will be on the forum boards. Could almost win money on this deal.

Not sure if the Kevin Costner Jedi Mind trick will work here,, " Build it they will come" might end up a :cold::censored: you know where first.. LOL

I have read so many Mall rumors on this forum. I always say are you crazy? Malls are for a bunch of delinquent teenagers who don't go to school.

Not many Malls built anywhere these days. Lots are closing. Increased online business is eroding business at brick and mortar stores.

There have been hundreds of posts asking why the developer doesn't build a Costco, or a Trader Joes or complaining about why they don't have more non chain restaurants. There was not one single home south of 466A just a little more than three years ago. That kind of growth is unprecedented anywhere in this country. If everyone will wait, supporting business will build close by just as they did at the top and the middle of The Villages.

The developer builds buildings. To suit. Rents them too. Makes money. That's o.k. It is called capitalism and it fuels our economy and provides jobs. It's the American way.

I agree with the post that suggests checking with the Assessor's office. However often developers will create new holding companies or as we have seem more recently they buy the rights of first purchase pending development approval. It's a lot cheaper and requires less cash flow to purchase rights than actually purchasing the land!
