Good Day Villagers,
I am having an OPEN HOUSE at 790 Fenwick Loop in Sanibel.
Any suggestions on how to make it worth the time and effort.
It will be from this Thursday, April 30th till May 3rd from 9 till 2.
Looking for info on how yours was successful--where you advertised, signs, etc.

You are having it every day? I find that unusual. To sell a home. It must be presented well and priced realistically. Good photographs on the internet extends your selling arm greatly. That's all I know. Good luck.

My best results came from advertising in the paper - rates are high, but what are you gonna do. I also think you would be better served to limit your days or you're going to get a bunch of looky-loos wanting to check out your house rather than serious buyers. Do an ad that catches people's attention and serious buyers will come.

When I sold my home I printed up a flyer with all of the information about the home. I listed every detail of upgrades to the home including distance to grocery stores and shopping and pools and rec centers. I laid these flyers on the counter for each visitor to take with them. I also displayed photos I had taken of the home in different seasons showing all of the flowering trees in bloom. I created a slideshow of photographs of the home and put it on the television on auto so it would play the entire time visitors were in the home. An hour before the open house I boiled a few cloves in a pan on the stove to give the home a nice smell. I played soft music on the stereo.

Remove as many personal items and pictures as possible. If you have a pet, try to find someone to watch them during the open house and remove any signs of them having been there. Turn on all the lights. Have a plate of cookies, water and soda on ice, and cute napkins. If you have a bank you work with, you could provide their business cards for people to contact for a mortgage. Be prepared for every possible question. If in doubt with an answer, don't guess, tell them you'll find out. Have a list of your expenses. (electric, lawn care, gas....) Most of all, don't follow them around and make them feel uncomfortable. Give them space. (Make sure all valuables are locked up)

I find your other TOTV post describing your home to be extremely difficult to read. Suggest you:
Use black ink; not red and blue
Use the same font size, not several different sizes.
Type in upper case and lower case; all upper case is extremely difficult to read.
It hurt my eyes when I open your post and discouraged me from reading any of it.
Just my opinion. :)

You might be able to find a professional flyer template on line unless someone has a different suggestion.
