I am kinda old...... perhaps I might fit in among my peers in the historic section of TV; and the question is..... are there any CBS homes there, or are they all manufactured types?

The other question I have is..... about how many homes are in each Village and are they all about the same in density ?

Fist of all - age has nothing to do with living in the villages. No matter where you locate you will find friends. Never let your age be a factor in where to locate. I am in my early/mid sixties and have friends in their eighties. We play golf and socialize.

I do not think that there are any CBS homes in the historic section. There are manufactured homes and site built homes. In fact some of the manufactured homes are dismantaled and site built homes are erected on the site.

Question 2 is hard to explain as there are variations to the villages and the villages areas. I live in Springdale. We have 4 sub areas. Fairlawn Villas (courtyard villas), Springdale West which is a mixture of homes (ranches, designer and premier homes), Springdale East (which is actual two separate ranch areas) and Pinecrest Villas (patio villas).

You really need a map to see the villages.

If you go by the mail stops which are usually by village, I think there are about 300-400 homes per village. I will go down and count our mail stop tomorrow.

Age is not a criteria for any area as there is a great mix throughout all Village neighborhoods. Many folks hae moved into the older established areas into some of the oldest homes and they are only there for part of the year and some rent them out during peak season. Some have bought them as investments, or just want to be in those areas.

If you meant East side of Hwy 441 as The Historic Side, then you wont find hardly any CBS homes. Most homes there are single and double wides with the some manufactured homes. There are few CBS homes that have been built on lots after the original homes were removed. They are very rare and usually have choice lots

If you mean north of CR 466 and South of CR 42 you will find many CBS homes. The size of the village or villa neighborhood varies from as few as 20 homes to hundreds. There are some areas that are exclusively premier or estate homes and they tend to be only CBS. There are several villages that combine designer and premiers with both stick built and CBS. Lastly there are many villages made up of stick built ranch homes.

Any of the Village area Realtors can offer you specifics as to type of construction and number of homes in a given village

East of 441, recently aka "the historic side", is mostly manufactured homes, mostly double wides with a few single wides in the older areas. I don't believe many, if any, have wheels.

There are also "Site Built" homes which can be CBS or Frame built. Maybe 5% or so of the homes are Site Built - more being built as people buy up the older mfgr homes on nice wooded lots and replace them with newer mfgr or site built homes.

As it is the oldest area of TV, it probably has the largest percent of older residents.

I agree that age is moot and there is a great deal of age mix throughout TV--and even that's irrelevant because people socialize based on common interests and outright friendliness, not age. As far as CBS houses are concerned, remember that all Patio Villas and Ranches are vinyl. The only house style I know that has the two styles--vinyl and CBS--mixed together is the Designer. On our very small street of Designer homes--with six houses on one side of the street and only one on the other--there is a mix of the two styles. Not sure if this is exactly what you're asking, but hope this helps.

What is the preferred construction material, CB or vinyl and why?

Don't all homes have to meet certain standards and building codes?

Is my vinyl home more at risk for...........???

I am fifty- one and bought a beautiful site built 2 bedroom designer home in the "historic district". My neighbors are older but who cares? They are really nice, friendly people and age makes no difference. People socialize regardless of age- in fact, even though I am one of the youngest in the neighborhood people have accepted and welcomed me.
There are a number of manufactured homes but there are quite a few site builts as well here in Country Club Hills. I believe this was the last of the 3 Villages to be built in the historic side so that may explain why we have more site built homes in this area than the other 2 Villages over here.
Anyway, I'm sure you'll be happy wherever you decide to buy but my advice is to look at many different area and see which one "feels like home".

From my perspective, there are two kinds of manufactured home - the factory built, wood frame house that is transported to the site on a flatbed trailer and erected, not really all that different from a site built home (sometimes better-built, depending on the manufacturer). The other kind is a double- or single-wide "trailer", which has its own wheels and is transported to the site and set up, with the wheels normally removed and some kind of permanent skirting is installed. Never having visited TV (but will be there in three days), I'm wondering which of the above are the kind of "manufactured housing" found in TV. Can someone help?

Modular homes and Manufactured homes are different, and those differences can affect a home's price and its resale value. If the listing doesn't say modular, why would you assume it was?

Both modular homes and mobile homes are generally manufactured in a factory, so it seems to me that either could be "manufactured" homes. Obviously they are different and I wasn't assuming anything. I just reread my post and don't see the word "assume" there. I was merely asking a question. Maybe I need to rephrase it - Are the "manufactured" homes in the historic district "mobile homes"?

Short answer...yes; the majority of homes listed as "manufactured" would fit a definition of mobile homes, single wides, double wides, etc. Many of these are now 30+ years old but, by and large, are lovingly maintained and many have been expanded and improved over the years.

the answer is " all of the above" Modular, Manufactured, double wide etc, they are there and that is why so many "new" people to TV and buying them up and then knocking them down and building there own homes on the lots. That is because the lots and the area are so wonderful with rolling hills, mature trees and landscaping. the "historic side" is truly a diamond in the rough that more new people coming in are learning to look at.

THANK YOU ALL who have responded to my questions; I now have a more clear picture of what to expect when I finally get to visit TV. I will definitely explore the historic area because it sounds lovely and there are probably some CBS built homes which have replaced the older manufactured homes (maybe).

I'm sure ALL homes in TV are built to code, it's just a personal preference for me, having lived in Miamil-Dade County when Hurricane Andrew came to visit in 1992, and having experienced the aftermath ; I would be a fulltimer at TV, and it would be a comfort to me living in a CBS home during hurricane season.

Shorter answer . . . I believe Most have No Wheels, therefore most are not mobile homes
