Yes definitely. In some states this is the law. Buyers are given all Condo docs or deed restrictions to review before the contract is signed, apparently not in Florida.
Any prospective buyer can go to villagesdistrictgov.org and click on declaration of restrictions and see every deed restriction ever written in TV.
With our salesperson the restrictions were a major selling point. I can't imagine Villages salespeople not highlighting them fro the very beginning.

A skilled sales person "reads" the client in order to highlight the features and benefits that are important to that client. We took our time in purchasing our home, we shopped multiple times over 10 months. NEVER did our Villages sales person highlight the deed restrictions as a benefit. For us..they are not important. I embrace peoples individual tastes even if they dont reflect mine. I cannot imagine someone even thinking that the restrictions are an important benefit in the Villages. You can find a million "Wrinkle Cities" all over Florida, many (maybe most) have tons of deed restrictions, but there is only one "The Villages"
Lets be honest...the awesome reputation that our community has did NOT come from deed restrictions.

The subject matter of this thread are the deed restrictions regarding lawn ornaments and a busy body riding around looking for offending lawns .

The reputation is not due to any single thing. But I believe that deed restrictions are one of the many things.

:BigApplause:I have read my deed restrictions many times. I know that the lady down the street should only have two dogs but has three. She always walks them in the opposite direction....away from my home, and I have never heard them bark. She is not impacting my life...she gets a pass. Two streets up is an ugly lawn which breaks the 50% sodded requirement rule. They have replaced the sod with ugly grey stones. I don't have to see that house and those who visit me never see it either. Doesn't impact my life...gets a pass. If I thought either example infringed upon my rights or my quality of life, or if I found out they were Falcons fans, I would report them in a heartbeat. I am glad to have covenants and I obey them. I think we should all obey them, but I don't feel the need to be a crusader on someone else's behalf.

From what I can tell; success came to the development once they began building south of 441/27 (with the stricter deed restrictions). They had already tried less restrictions in the historic district...wonder why they wanted more restrictions?

Listed on the real estate posting was a picture of a fence that is now deemed as NOT legal and has to be taken down, heck the agent even pointed out the fence as a plus during the sales pitch.

Listed on the real estate posting was a picture of a fence that is now deemed as NOT legal and has to be taken down, heck the agent even pointed out the fence as a plus during the sales pitch.

And where do you gain such knowledge? I have read the history of the Villages and I can tell say that the above is statement is false.
More troubling is your blatant attach on the residents of the historic district and their tastes. Shame shame shame...

Historic side folklore about loose restrictions. Look up the restrictions on the historic side and you will find most of us are only allowed one dog OR cat of 20 pounds or less in size. Deed restrictions south of us allow for 2 pets per household without mention of size restriction. Some of these big dogs can leave piles higher than the old ladies stocking tops on our lawn ornaments.

Gracie, what I am saying is, the villages will post pictures of pre owned home with violations, state how pretty the homes are with no regard to the violations. The villages them selves dis regrade the violations, I just find it interesting. Please understand at NO time am I saying that we did not violate the deed restrictions. I guess our 2 sand hill cranes were naughty! But even the villages turn thier heads to it for a sale! I find it interesting. What I do not like is the name calling here. I have been told " move if you don't like it!" I am only stating my opinion, I have come in to compliance and will stay that way.

You may have to move your cranes to under the eaves. Many of us had to do that.
It is what it is.
And like my friend pointed out this morning. There are so many awful things that happen every day. This is not awful or scary or sad.

I gain this knowledge thru personally driving around the various areas of the Villages and noting there are no golf cart grave yards, no vehicles parked in the lawns, and no piles of "stuff" in the yards....south of 441/27 anyways.
Sorry you are troubled, but I am not "attaching" anyone's taste! I just pointed out that there was less deed restrictions there and that was the start of the Villages (after the mail order lot property got shut down of course).

I will try to look that up, but from what I seen; while there might be a tighter restriction on pets, there are less restrictions in total.

Cranes are moved, really not a issue, lol, they kinda just walked there by themselves!! I to love your posts and your sense of humor, I am done and out on this subject!! I know there are opinions that never will be change or should be, just wanted to start a discussion. Just wanted to open some eyes and make people aware. In my world it was just another small ripple in the pond of life, but worth noting. What does and always will amaze me is how far off the subject people can go and get down right dirty and personal. :beer3::beer3:

It's no doubt there were less restrictive deed restrictions on the oldest section of the villages given the time table of as the villages were built district by district and restrictions were added or amended accordinly. Are there still people confused by that?
