Check out thevillages.com - it says that Pine Ridge (Fruitland Park) construction is the FINAL phase of new homes in TV. Doesn't say anything about the two parcels just south of CR 42. We know that the Wildwood project is dead since The Villages withdrew the offer to Wildwood. What do you think?

Why would someone turn off the tap on continued cash flow? Although the whole family is set financially (I suspect). They all work in the "business" and do a great job keeping our place operational and running smoothly. They have lots more to accomplish to keep the family ethic intact.

I suspect this might be the final phase of this concept, I hope they develop a strong Commercial presence along 44. They could get back into "residential" in a different concept, family housing, condo's if they could acquire the necessary land. Didn't they just do that across 301? We will never know until they announce it, but it is interesting to speculate.

Last week a MLS realtor told me (with a straight face) that the Developer has purchased 32,000 acres south of 44. Really? This person was so serious that I just shook my head and went on about my business.

The rumors regarding future development just keep coming and get bigger and bigger.

None of what a Villages salesman told me 3 years ago about the final build-out turned out to be true. I suspect such talk is a tactic aimed at making prospects think they'd better buy now. I won't be at all surprised if next year, or 5 years from now, they announce they will build new Villages in the mostly pasture land north of 466 between Buena Vista and Morse.

The report of the Wildwood project's death has been greatly exaggerated.

I agree. Clearly a sales tactic. Buy now before the Villages is sold out. Right. Hopefully most people can see through that.

IMHO, the problem with continued development is the highway infrastructure. Buena Vista and Morse, for example, the two main arteries in The Villages now have over twice the amount of year round traffic that they did 6 or 7 years ago. And in the high season, the traffic is only worse. The same goes for the highways outside The Villages, like Rt. 466. The tie-ups on 466 were constant during the high season. Most of the time traffic was going below the speed limit, a clear sign of too many cars for the design of the highway. Looking at The Villages overall, you have double the amount of autos and golf carts in a roadway footprint that hasn't changed in years, other than being more spread out. And due to the increased size/spread of The Villages, golf cart travel is not as convenient as it used to be. Imagine living up near Brownwood, and taking your golf cart to a doctor's office near Mulberry, or playing golf at Lopez. Certainly much more time consuming, by the time you go through all the tunnels and gate switchbacks. It used to be we'd endure the high season, knowing that the traffic would subside in April, but here its nearing June and there is much more traffic than there used to be, because there are twice the number of full-time residents than there were a few years ago. I know certain people will argue with this, and gush as they always do about how this place is so perfect, but having listened to many Villagers discussing this growth issue, I haven't heard one person say how how happy they are that The Villages has doubled in size since they purchased their home.

I don't care how big it gets as long as the amenities and infrastructure are built along with it to keep up with the residential growth. So far I think it has.

If the developer says this is the final phase, then IT'S THE FINAL PHASE! The villages is a beautiful place, and the developer has done a great job building and maintaining this place. But to think the developer is completely forthright is laughable.

Personally, I think we are in the final stages of development of "The Villages". But I also believe that various members of the family will continue to develop and manage the much needed commercial development to serve TV as well as other development in the area not associated with TV.

I also believe that some residential and mixed use development is in the future for various family members. It's well known that Mark Morse owns significant property nearby TV, some alone and some with friends and other family members. And take a look at a project called Wildwood Springs on the internet. That's a large mixed use development which will be developed immediately south of TV. The plans are online and the signs are on the property. The partnership listed as the developer says that it is doing at the "front end" work to prepare for construction and sales. The actual partners have had business relationships with both family members and TV for years. Word from good sources is that Jennifer Parr and some partners will be the developer of that large project.

That is so good to hear. All of those workers will not become unemployed. You are always a reliable source and don't post enough if you ask me.

I was also surprised it said it was the final phase because the district maps show the village of Pine Hills, just below Pine Ridge.

The area that Maybe was referring to, is the Morse's compound, as stated before.

Another rumor I heard, (I believe it is a rumor without any foundation), is the polo fields are to be moved and houses are to be built on that tract of land.

I seriously doubt it, but who's to say. No one knows what the developer is going to do and everything on TOTV is pure speculation. We have never known and that will stay the same. IMHO

This site shows the CDD office address as being in Celebration FL. Does anyone know if this the land that has been owned by Celebration Development for many years. Had always heard that Celebration would not start until The Villages was complete. Had recently heard that The Villages marketing team would be marketing the Celebration development.

I first read about the Celebration development owned land back in around 2005. Doing a reverse phone number of the number on the above site it is listed as Moyer Management Group. Moyer website is

It is hard to see on the map where this is located does anyone know for sure the location.

Interesting that an "expert" (MLS realtor) would say that. S/he should know that at 640 acres per square mile, that would translate to 50 sq. miles of land. By my (VERY rough) calculations, the present villages coverage is approximating that now. Double in size overnight?????

You know the multi-use-paths (golf cart trails) could easily be turned into light rails! Then we could safely and efficiently reach all areas of The Villages and not have to worry about size.

I don't understand any of the posts worrying about 'the final buildout', frankly I couldn't care less. why should I? really why? should I worry that 'they' will build more facilities and improve my life even more than 'they' have? oh shudders...frightening!

Go to the Sumter County Property Appraiser website and type Wildwood Springs into the owner box. You will see 7 adjacent properties just southwest of the new Turnpike interchange. They were bought from Bigham Farms/Hide Company in 2006. Bigham owns a lot more land in the same area.

Unless this is a typo, it sure looks like TV is going South!!!

My bet is that TV concept of where we live is coming to an end and that further development will be geared to a different concept that is not a retirement community but a family based community that will attract working residents which would attract those commercial entities we all talk about. I think they have a plan to continue development, just not this type of development. But what do I know, speculation is fun.

I just look at the new homes in Pine Ridge.They listed two three bedroom cottages for $180,000.What happen to the bond being included in the selling price?
Looks like the selling price for my Patio Villa in Lynnhaven just took a nose dive.Why buy a Patio Villa when you can buy a 3 bedroon cottage for $180,000.

The last of the so called Baby Boomers were born in '64. That makes them just over 50 years old. With longevity increasing each year, there is at least 20 years left! Most of us will be lucky to live that long. :popcorn: Enjoy.

I just looked at those cottage homes. There was one two bedroom at $173K and a three bedroom cottage at $181K and the rest ranged upward to $234K

Just over year ago a two bedroom patio villa was selling at around $140K and then they jumped to $180K, if you could find one. I see no cause for worry.

Two homes directly across the street from me built just over three years ago sold for more than $100K more than they were originally. A rising tide lifts all ships.

I think I read the bond is separate on the homes in Pine Ridge too.
