We have another realtor showing the house today. This will be showing number 31!!! It is getting exhausting running around cleaning the house constantly, so maybe this will be the one? Say a prayer for us, please!!!!

Good luck. I have been using 6 1 3 along with 2 2 4 in my international project for survivors' of crimes rights to practical information since 1993 and have had an awful lot of good luck with these. 31 is not 13 but at least it is an inversed 1 3.

I have started seeing these numbers everywhere but maybe I have really gone completely crazy as some people have suggested. :joke:

Tal, Did you every study Numerology. I love it! It's fascinating. Yes, I believe numbers mean a lot. Call me nuts too (as many do LOLOL :joke:) but I chose our house in Bloomingdale, IL by the lot number and address. And also our home here in the Villages.

I love the study of numbers and also color.

ss - I lost count of the number of showings we had, and it is one of the more stressful home life situations my wife and I have lived through in all our years of marriage . It's just so out of your control! I understand exactly what you're going through and hope it ends soon.

When we were first married, my husband was in the service, so we lived in a trailer.
When he got out, we decided to sell it and move into an apartment. I remember my husband's young cousin laughing his :edit: off because of the way I zipped through cleaning it when someone was coming to look. I sold it to the first person who came, so I guess it paid off. I shocked my husband by getting rid of it so fast.

Well, this was the first open house that we had that was a total bust. Not a single person stopped by. It was raining, but we have had rain before on open house day and still had lookers. All that cleaning for nothing!!!

They are extremely interested and are coming back for a second look on Thursday and to write an offer. Their realtor told ours that she has shown them over 50 homes, and this is the first one that they have liked. So that is encouraging. I'm trying not to get my hopes up too high, I would be way too disappointed if I do and they don't make an offer. Redwitch, it's time to light a candle!!

Could we finally be seeing the light at the end of the tunnel? I am feverishly cleaning the house and mowing the lawn today. (and sneeking in a little TOTV time!)

I just spoke to my realtor and she said they are still working on the offer. We are hoping to still hear something today. We have showing #35 tomorrow at 10:30 am though. She is going to call their realtor and let them know there is another showing tomorrow, so hopefully the activity on the listing will spur them on to getting the offer in right away. I HATE the waiting!!!! (and all the cleaning constantly!)

I know all too well how you are feeling ss, but you have to be very encouraged by all of the showings you are having! We had our home on the market since last Thanksgiving with very little activity in the last 6 mo. We were getting ready to take it off the market and were resigned to staying here awhile when our "dream buyers" came through and wrote an offer July 30th! All contingencies were met within the 1st week and we are moving at the end of Sept. So, don't get discouraged....it will sell and sometimes when least expected.

By the way, we are not Catholic, but we sold 6 weeks after burying St. Joseph in the front yard and no home in this area has sold in our price range in over a year! I think I will now have to start caticism classes!! :o

Still waiting on the offer from #33. They decided to wait until after the Labor Day weekend. We didn't have any showings this week, so that is disappointing. We told our realtor that we will be taking the house off the market Nov. 1st. We don't want to have to go through this during the holidays. We will do some travelling during the winter, and then come back and put it back on the market again in spring. We still have 8 weeks left on our listing, so I'm not giving up yet for this year. Benj, hope you have better luck than us.

Showing #37 today between 5 and 6 pm. We are down to our last 6 weeks before we take the house off the market for the winter. We decided we wouldn't go through this during the holidays, and then we could go somewhere during the winter and not have to worry about the house. Will put the house on the market again in the spring. Say a prayer for us!

Last week had 3 showings. The last one was here when I got home so I asked for feedback They said they looked at 16 houses and mine was the best. Best condition, best price, best lot, yada yada yada. So I said ,let me guess, you have a home to sell? and I was right. There goes that deal.
Anyway good luck with yours.
I was asking about you yesterday, we were talking broasted chicken and I suggested Three brothers on joy road as the best. What do you think? Benj

JohnN - I planted St. Joe months ago, head first and facing the road. He is in the flowerbed, so should be easy to dig up and bring him with us when we sell.

benj - We go to Three Brothers all the time, but I've never tried their broasted chicken. I can never resist getting the stuffed cabbage or the pierogis when I am there, so I probably will never try it. I also love their chicken and dumplings soup. You can never go wrong recommending that restaurant. Sorry to hear you are still having trouble selling your house as well. I agree that it is a vicious circle, because everyone needs to be able to sell before they can buy! Only those first time homebuyers that aren't in that same boat, and they are having more difficulty getting loans nowadays.

I'm so jelose I had to quit the soup. It filled me up and I couldnt eat anything else. The fried pork chops arn't bad either yum.
One thing about the Denver area I dont like is other than mexican there isnt alot of different kinds of food. Oh for some good baklava (sp?) Benj

Hi - know exactly how you feel - our house has been on the market for 3 months. Dropped the price $20K and put on a new roof - sick of making sure that everything is perfect. Had the fung shwei thing - one said because you come in the front door and right up the stairs bad fund shwei????? Had another woman fall in love with the house - she hadn't been preapproved - when she did get approved it was for $160K less than what we are asking?????? One guy didn't like the stairs (we have a Cape) because of his prosthetic leg!!!! Another liked it but decided to go to another house - same price - on a busier street (our street was too quiet). Another couple showed up 1 hour early (raced home from work) realtor sat with their baby while my hubby showed the house! Very frustrating.

We planted St. Joseph - next to the For Sale sign face down - facing the house??? What is the St. Joseph prayer.

I was told by a few peeps last night on chat that #39 was gonna be our buyer. I will reiterate that I will buy you dinner if you are correct! That means I only have to put up with two more showings before we get the ever important offer! Keeping my fingers crossed that you are right!!!!!

Johudd - It's frustrating going through this process! I complain to my husband everytime that someone says the backyard is too small, or we don't like the garage being under the house, or etc, etc,...... DON'T THEY LOOK AT THE PICTURES BEFORE THEY DECIDE TO COME AND SEE THE HOUSE? My cousin told me to plant St. Joe facing the way someone would come up to your house. And of course, head first. I don't have a particular prayer that I say. Someone told me there was supposed to be one in the box, but mine didn't come with one. I've been making up my own prayers. Maybe that's what I'm doing wrong!!

Their realtor told ours that we are at the top of their list. They should be scheduling their second look in the next few days.

It's been interesting reading all of your posts kinda like deja vu for us. We showed our house about the same number of times and other than one really bad offer, nothing. Then our realtor suggested dropping the price $5000. We did that and in two days, the house was sold. The deal went through fine and we are now enjoying ourselves in the Villages. Good luck to you. I hope you get an offer soon.

jneiman- We have dropped our price $16000 since April, and we just put out a $4000 incentive bonus at the beginning of the week. We had one really bad offer in May that we turned down, had one couple that said they were going to write an offer but never did, and now we are down to our final six weeks before we pull it off the market. We will be updating the bathrooms and putting granite counters in the kitchen while it is off the market. We will put it back on the market in the spring, but will be putting the price back up to where we started.

I know how awful the market is in the Detroit area. We were blessed to be able to sell 3 1/2 years ago (in Canton), and we got out JUST IN TIME!

My St. Joseph did come with a prayer, so I'll get it out and say it for you both so you can come down and enjoy the sunshine PERMANENTLY!! wav

Thanks Sunflower! Sounds like you know 3 Brothers from your Canton days. Did you used to eat there? We still had our daughter and grandchildren living with us until last December. Once they moved out we started remodelling and getting the house ready to put it on the market. We hear it is supposed to be a long, hard winter this year. We are not staying here for the winter, even if we don't sell the house. I'm sure we will be stopping by TV on our winter travels this year.

Yes, we ate at 3 Brothers all the time! Loved to go there on Sunday mornings for eggs and kielbasi! We lived in Sunflower sub, just south of the h.s. complex. That's why I have the handle Sunflower ;).

I really hope you sell your house soon, so you can move on to the next phase of your life - having a ball in TV. Everyone there has a great time, and I'm still hoping to be one, one day.

I know that a bunch of you said that it will be #39, but I can't tell you how much I want it to be sooner than that. But at this rate, number 39 could be this week anyway.

Well, it turns out that it is #37 coming back for their second visit at 4:30 today. There was another realtor that was going to show it, but they had to cancel. Number 37 called to schedule a showing, and they put them in the same spot since we had already agreed to a showing at that time. So Helene and Mariab, it could be another week or so before we get to #39.

Well, #37 has narrowed it down to their top two choices and we are one of them. They are asking for the utility expenses and taxes to get an idea of how much it will cost to live here. So, we are starting to get our hopes up that this might be the one. Say a prayer for us!

Well, we had #38 look at the house today. We got home from our camping trip and they were in our driveway taking a flier out of the box. They walked up the drive and asked to see the house. (Don't tell our realtor, but we showed them the house!) They seemed very excited about the property, and liked the house as well. I hate getting my hopes up only to have them dashed again, but even my hubby is a little excited this time.

I haven't been counting the second showings as seperate. If I was counting second showings we would be on number 42 now. I have only been counting the number of buyers that have a showing.

SS-Keep the faith. We put our house up for sale 7/11 thinking that it would be lucky. After no showings the first week, we went to our TV house to sit it out. Went back to NJ on 8/20 for medical appointments when my friend suggested St. Joseph. Went out 8/21 and bought the statue. The flyer with the prayer said to bury him head first, facing him towards the direction that we wanted to go. Husband and I stood out there and said the prayer and thought that we had done our best. By the way, we had made a lot of improvements in the house over the past year...remodeled two bathrooms, put in recessed lighting, and removed all wallpaper and painted the entire interior. We had a bid on 8/23, but it was $50k below our asking price. In spite of the market conditions, we turned it down. Went back to TV on 9/5. Got another bid on 9/7 well within acceptability...$15k under asking price. Negotiated for a few days and settled at $6k under asking price. Returned to NJ on 10/01 and settlement is 10/16. Although we would like to believe that it was because of the improvements that we had made, a little voice in the back of my head tells me that faith and St. Joseph did it.

I have another friend in Plymouth who just listed her home (condo) on Territorial and after less than 3 weeks, she has an offer!! And - guess where she's moving? The Villages!! I will say a prayer to St. Joseph tonight for you and hope that you sell while you are on vacation. Oh, and that's where my friend is - she's vacationing in Cancun and got the call from her agent a day after she got down there! So, let's hope you get a call while you are away from home, too! I'm rootin' for ya!!

Showing number 42 is tonight at 7 pm. I think our resident great horned owl attracted this looker. We had a couple come by on their bikes a few days ago, and stopped and took a flier out of the box on the front lawn. They then rode their bikes over to the woods and stood there looking. I went outside to see if I could answer their questions because they were there a really long time. Found out that they saw the owl and followed it here, and discovered that the house was for sale, so they decided to check it out because they were looking for a house anyway. There are two babies in the nest, so they stayed and watched for a little bit, then said they would be back to see the house. So, I'm guessing that this must be them. Hopefully, they are in love with our owls and will buy the house because of them!!!!

Good luck. I have been using 6 1 3 along with 2 2 4 in my international project for survivors' of crimes rights to practical information since 1993 and have had an awful lot of good luck with these. 31 is not 13 but at least it is an inversed 1 3.

I have started seeing these numbers everywhere but maybe I have really gone completely crazy as some people have suggested. :joke:

Harry Potter's birthday along with his creator J.K. Rowling is July 31.

Ok, so it is looking like we are getting a lot of interest in the house, finally!!!:pepper2::pepper2: Maybe F16 got the ball rolling for all of us, and we are all finally going to sell our houses soon!!!:coolsmiley: We had someone come by the house yesterday, and they sat in their car staring at the house for about 10 minutes. Then they got out of their car and took a few pictures. Maybe these are the people coming to see the house tonight at 6:45 pm? Say a few prayers for us around that time!

Same thing happened here sschuler, realtor called the night before (so much for 24 hr. notice guh!). I got up at 5 a.m. washed and waxed floors (after having 4 grown "boys" riding 4wheelers all weekend...so you can guess the mud on the floors lol!? :rant-rave:). And they cancelled, and are coming later in the week. :oops:. Good luck to you when they do come :beer3:.

Thank you Benj for your encouragement, it really helps on some days of discouragement around here when there is no action. I also am losing a huge chunk of change, asking $100,000 less this year than last year :cryin2:. Put alot of updates in etc....dumb :oops:. But, cant cry over spilled milk my Mother would say, you sound like you are having so much fun in TV that I am sure as soon as I move there all of this will be a distant memory. :pepper2:

I'm sorry Sschuler, I just saw your good wishes. Thank you very much. How did you make out on Saturday with your showing? Mine was a dud lol, well they said they loved it but I didnt get the feeling they were serious buyers :shrug:. We will both sell soon and be dancing in TV this winter! :pepper2:

Still haven't heard anything from the realtor about the showing on Saturday. Don't know if that is good news or not. We usually hear right away if they don't like it, so maybe? We can only hope....

We know all too well the feeling of "this may be the one". I doubt that anyone was as obsessive about the sales process as we were. Every day (and sometimes multiple times per day) we checked the multiple listing site to see what our competitors were doing from a price perspective and to track new competitors. This obsession reached a crescendo in January when we actually stooped to effectively "stalking" potential buyers as well as our competitors' open houses.

We finally had enough of this and decided to get away to TV for a couple months. While we were gone, we continued to have showings and multiple open houses but it was somewhat out of our mind at that point. After two glorious months of being away from the home-selling rat race, we needed to get back to start spring clean-up of the yard and gardens. Miraculously, within 5 days of getting back we had two offers on our house! Perhaps that is the secret to home selling - just put it out of your mind and let things happen.

Congrats on the offers. You are so right about the frustration and feeling obsessed. We have reduced the price of our home below market and still we have very few showings. I know our house will sell but I want to get to TV now. Everyone on this sight is so great, I can't wait to call you neighbors. Have been reading posts of several of you having houses for sale. Good luck to all of you. We have had ours on the market only 10 days so far. I think it's great if you get people looking, even though it's hard keeping it "sparkling" all the time. We have told ourselves we will come up with a "plan B" that will somehow get us to TV one way or another if the house doesn't sell this summer. It's on a lake, that's why we think this is the most opportune time to sell it.

The one that looked today sat staring at the house for a good ten minutes. Hopefully we will get a few more showings coming up too! I stained the decking in the backyard today, but don't have time to powerwash and stain the deck in the front. They should understand that it is the beginning of spring and that we will finish that as well. We had too many rainy days this week to get it all done. Oh, well....you can only do what you can do!!

Well, I guess tomorrow's showing will be number 48 now instead. We had a couple come up to our house this evening and wanted to see the yard. They really liked the property and asked if it would be an imposition to see the inside of the house. So we took them around! They really liked the house, and it is significantly closer to work for both of them. It sounded very promising!

I had the same thing happen to me today, a realtor showed up cause he couldnt reach my realtor and just wanted to see the property. Long story short, they were very nice and they didnt live close so we showed them everything. I had been cookin up a storm all day...thank goodness I just finished cleaning up my mess lol. It seemed to go great, they were here 1 1/2 hours :coolsmiley:. But as we all know too well....we will have to see what happens :shrug:.

What I cant understand is the ones that come and love the place, spend hours talking to you about it, practically tell you its sold and then you never hear a word from them again!!!! Thats what we are going thru now, it sure is a big let down when you think"This is it" only to find out it isnt!

That's just wishful thinking! I try not to get my hopes up anymore, because I'm getting tired of all the let downs. :undecided: Yes, Nonie. We buried St. Joseph last year, and he is still in the flower garden. We have had three or four lookers that said we were in their top two, but then an offer never arrives. So yes, Nonie, I know what you are going through, and no, I don't understand it either. :shrug:

I heard of a person from a real estate agent friend, who was very creative.
After seeing that make it sell or what ever it is called show on hgtv channel, she whanted to know what people where really thinking when they toured her house. As she was of course never there (they say that if you are around they get uncomfortable and don't really look). So she borrowed every tape recorder she could find from all her friends and left them all in drawers behind books etc. running just before the time for the showing. After doing this a few times she discovered that the people where distracted by her collections etc. and thought the house was small . She rented a pod put all but the bear essentials packed up including half of the stuff in her closets so they looked bigger, rearanged rooms and put a solor tube in one people thought was dark. Bingo it sold. I think this was in part a hint from my friend that I am a pack rat, and that my husbands 10,000 comics will not help sell the house when the time comes.

That is an excellent idea. When I was a Realtor in Florida we tried so hard to convince people to put their personal items out of sight and get rid of the clutter. Unfortunately some of our clients would not except our advice, they would say, "We our selling our home not our house keeping or decorating skills." In today's market with all the competition you really need to do everything possible to make your home as neutral as possible. It is a Buyers Market as we all know and you need to know what the Buyer wants. Most are looking for a home that is ready to move in with very little if any work required. Many HGTV programs offer excellent advice on getting your home ready to sell. It is a tough market but houses are still selling.

SS and all, I sure hope things work out for you soon with you home sales and moves to TV.

Sometimes I have to wonder if the owner leaving is necessary when the house is being shown. Being home and out of the way would make you available to answer any questions.

When we sold our last house, we ended up being on site and answering questions for the people who turned out to be the buyers. It just worked out that way. Although the market was good then, I still think maybe our being there at the right time for the answers helped. We did not follow them around. We were just available. I know agents do not like this usually. Ours did not mind. She knew I would be OK.

If you think it could help, you could just say that you are available for any questions and then excuse yourself and simply go out of sight and out of ear-shot. In nice weather you could just go outside. I have always wondered if not being home really helps in a deal. A live buyer will have lots of questions and may want answers right away.

Another thing is that if you have exceptionally good utilities costs, you might want to make that known. We had geothermal in our last house and that was a selling point. Some homes have great insulation. Having lower utilities costs than the competition could help you.

There is one thing that you are forgetting regarding the sale of a home.....

a lucky penny !!!!!!!

You see....I have used some of your ideas like the one "House for sale soon" - which really works. We had some activity while we were preparing the house for sale. Our realtor really liked the idea also.

We also buried St. Joe and spoke to him on a daily basis. My neighbors think I am strange....but boy he really works. Or was that the penny!!!!

We have had a few lookers, some open houses and some return of lookers.

We have lowered our price, and offered to help with the closing costs.

Well, it worked. We went into the "talk" mode for a week. Back and forth like a yoyo. I was determined not to lose this buyer. I need to move to TV.
So while we waited for the prosceptive (sp) buyer to make another offer, I went shopping. While we were out, my friend stops and picks up a penny. It is tails up. She passes it to me and I ask her " what would you like me to do with this?" she replies " this is a lucky penny...when you see one tails down , pick it up and give it to someone heads up and they will have luck"


OK I will bite on this one....I put the penny in my pocket and continue shopping. One hour later, our realtor calls and guess what -----we now have a purchase and sales agreement.


So SS , when I receive the word that we have a closing date, I will let you know and send you my lucky penny ( unless you get one before that)....

I know you asked Halle and not me. But I am delaying getting some work done around here so I thought I would throw in my opinion anyway on what the virtual tour shows.

Your home and yard are lovely and truly immaculate. I have a vague idea of your area and it is really nice, too. I have been in Plymouth.

Re. the virtual tour photos, the opening picture I got was of the trees without leaves. Once I opened the tour I was greeted by that glorious green yard. Beautiful trees in full leaf. Can you change the opening picture easily? Spring in Michigan is beautiful. I would capture that for the first impression. You have some beautiful pictures there. I would put one with green everywhere on the opener. Not only is green so welcoming, but it makes the listing look more current than showing winter still.

Have you considered that if you get close to a deal, that nice television thrown in could help.

.......and Joann, I am so glad to hear that my "For Sale Soon" sign was a hit. It really did work on the last house I sold FSBO for someone else. It created a little urgency and actually was what brought the buyer.

Over the years I have taken pictures of our yard and gardens, etc. at different times of the year for my own purposes-to see what is in bloom, when, etc. Also the different seasons to see the leaves and the winter landscape. Since our house has been for sale, my husband loaded these pictures onto something that can be shown on our 40" TV in the living room. The prospective buyers see a slide show while they are touring the house. The real estate agent thought it was greate , since when the house went on the market May 1st the landscape was still gray and nothing was in bloom, not even leaves on the trees. It can't hurt

We put together a photo album for buyers showing scenes of the house being built and our backyard and stream during the seasons. We have been told that it is very well recieved. Good luck and keep the faith. As my realtor says, it only takes one buyer.

Thank you all for your help. Boomer - the winter photo is only on the moveinmichigan.com website. All the other websites that we are listed on have the updated photo. I don't know why this website won't change the photo on the listing!

Yesterday a woman drove up to the house while my husband was mowing the lawn. I think she was a little embarrassed to be caught snooping, but she got out of her car anyway. She said that her son came to look at the house a few days ago, and she was passing by and thought she would take a peek at the house and yard. She stayed for 5 minutes or so chatting with us. Our realtor called later to tell us that the couple that came to look at the house on Wednesday are very interested, and she thinks we might have an offer by the weekend. We are starting to get our hopes up again! :pepper2:

I just had a look at your listing. Looks like a beautiful spot. As a former real estate broker for 20 years, I want to compliment you on getting rid of your personal stuff. Your home looks like no-one lives there ... and that is exactly the way you want it to look. Like a model home.

I agree with Halle. Buyers are distracted by clutter, personal photos, figurines everywhere, trinkets and trash. People would always say to me "If they don't like our stuff, they don't have to buy our house". And then they would be frustrated and unhappy when their house didn't sell. People aren't buying your personality, put your personal stuff in storage!

Neutral houses in move-in condition sell.

I did reply to SS in a PM and hopefully she will not need to make any of the changes I recommended.

Unfortunately Sellers look at their house and see all the work they have done to get it ready for sale and Buyers look at a house and see all the work that still needs to be done. I agree with Barefoot many times Sellers don't want to hear what we have to say about the home that they love, but business is business and you must be able to detach your self emotionally.

Just heard back from our real estate office, and we have showing #50 on Sunday from 12 to 1 pm. This is a completely different couple coming to see the house from the one that is writing the offer on Sunday! Told our realtor to let them know that there is another showing happening while they are writing their offer. Maybe they will make it a good one!!!!:pepper2:

We're coming down in June for LSV. were down for St. Pats celebration had a great time. We lucked out put our house on the Market Memorial Day weekend got an offer 9 days later to the 1swt couple that looked at it contracts are being drawn up. Hopefully things are looking up,several homes in my area have sold in recent weeks.Can't wait to move. Patchogue,Long Island soon TV.

I so enjoyed checking out your listing. It's not that far from where we used to live - just S of the high schools in Sunflower, N of Warren. I remember your area well. Your property is absolutely beautiful, and so well manicured! And all the hard work and love you put into your home would make any buyer lucky to have it!! (What was the name of that restaurant that used to be on the N side of AA Road? Something like the Roadside??)

sunflower- we are directly across the street from where the Roadside used to be. It was already closed when we moved in 15 years ago, and they tore it down a few years later. It is just a big grassy field there now. Wow skip! 9 days on the market and you got an offer? That's amazing! We were down in TV for the St. Pat's celebration too, but we were already on the market before we left. Sitting on pins and needles for the next couple of days waiting to see if it's a good offer!!!barf

Still waiting to hear back on the counter offer. Their realtor said they were getting together today after work. But we have showing #51 tomorrow from 2-3 pm. anyway. This is the second showing that we have had since they put their offer together. Maybe this will scare them a little and make them come up to our price in our counter offer. :shrug:

Please forgive me if this seems pushy, but.. don't get too hung up on a number. A dear friend of mine went back and forth with a (CASH!!!!!) buyer two summers ago. The buyer did most of the conceding and when she would not compromise for about $5,000, he walked - and bought a house down the street. Her house was on the market for another year before she pulled it - at way less than the $5000 differential.

Hold hands, say a prayer and decide what is the right decision for you.

Well, they didn't accept our counter offer...if fact they wouldn't change their original offer at all. We were prepared to meet them in the middle, but they weren't willing to budge. So we told them no. We were still 15 grand apart. Sooo disappointing!

Jeanne - tell your realtor to refresh your listing so that it pops up as a new listing again. We get more hits after our realtor does that to the listing. We have done it a few times since we listed in March. And it works!

I looked at your listing and I would have your agent have them move the summer pics to the front of the picture scroll and delete the winter ones.

My son and also many of my others I have spoken to in this area who bought or sold in the past year have made the agents on each side reduce their commission to make the deal come together.

If you arn't getting showings I would consider dumping your realator. I see SS that your with Caldwell, I found them to be a good pick because of the number of relocation refurals they get but your area may be different. Realators are only human and some are great and others not so much. If they arn't getting any action they mentally and otherwise move on to the next listing.
In my many moves I try to go with the realator that handles the relocation for the largest employer or the one who may be hireing the most. I know in this economy that might not work.

When was the last time your agent had a brokers open. They arn't just for new listings.

Like all of you if I don't sell this house we won't be able to retire. I have 24 months to totally redo my kitchen (I took a sawsall to the walls last week) replace all the windows, redo the master bath. Remove three walls. and put on a new entry.
We do most of the work ourselves so the deadline seems close and all will cost us and additional 50 thou. In this economy a real gamble but in for a penny in for a pound I have no choice. Its fix it up or sell it as a tear down.

Alot of advice columns are recommending people to look for bargains and to offer real low offers and that eventually someone will say yes. I say good for you to stick with your guns. WE had a visit in March and might come down this July. Is there a reasonable place to stay for about 4 days? In March we used our time-share in Hilton Head(It was a trade) . A nice inexpensive but clean hotel room would be nice.

The Marriott in Spanish Springs is pretty reasonable as you get a full kitchen. It is not the "full-service" Marriott, but on of their budget brands. I have stayed there and the rooms are clean, reasonably quiet (it is near the church on the square so depending where your room is you do hear the bells - not a problem for me), the staff are courteous and it is great location.

Friends of ours have family that stayed at the Waterside (Waterfront?) Inn in LSL. The rooms their run from under $100 - to very pricey suites.

You may also want to check out the Lifestyles - the cost is around $125/night (depending on the accommodations) but you get a cart, food vouchers etc that offset some of this.

Well, their realtor contacted ours again today and said they would be willing to meet our price but they don't believe the house will appraise for that much and they don't want to spend the money on the appraisal and have us say no if it doesn't appraise for enough. So we said we would spend the money on the appraisal so they wouldn't be out the money if they would meet our offer. So we are waiting to hear back....

Our hopes are up again!!:pepper2::pepper2::pepper2:

If the Preview isn't an option, you might try asking the salesperson you're working with to look into the Lakefront Inn. When I was here on my last trip searching for a home (which I eventually found) she told me that if I didn't find anything and had to return, she could get a discount.

Worth a try.

Oh Schuler. I am holding my breath for you. Please let us folks who are preparing our homes for sale know how much an appraisal is please.

I have just washed my hands from painting. We are restoring the walls to neutrals and getting rid of extra furniture and things. (I am a non clutter person, so there aren't many knick knack things.) We have replaced all of the light fixtures in this 20 year old home with updated silver or bronze. We removed the last bit of wallpaper from the last bathroom and changed the shower curtain to a more current style. I have given tons of bed linens that we don't have beds for to charity and the same with bath towels that don't match anything. I found six half slips in my daughters dresser and I thought I was on top of things, lol. (How long has it been since people wore half slips???)

Wow gracie, sounds like you are doing lots of work right now. I know what you are going through, we did all of that too before we put it on the market. The appraisal is $350. I'm sure everyone is going to tell me that they found one cheaper, but we have worked with this mortgage company for many years and the loan officer is a friend of ours. He is doing everything he can to help us get this house sold.

ps....I wore a half slip last month when we went to a wedding. Does that make me old? I'm always afraid someone will be able to see through my skirt if I stand in front of a light or something!

As an accountant turned salesperson, I am always looking at the bottom line and how to close a deal. For example, if I am trading in a car, I don't care the price of the new car or the trade in allowance - what really matters is the overall cost.

Your buyer may be able to make some concessions to you that could help fill the $15,000 gap. For example, maybe they will buy some furniture you don't want to pay to have moved? Or, they will rent back to you after the close to give you more time.

Maybe there is a common ground that you both can come out winners.

I was going to say that but was afraid someone would jump all over me again.:shrug: Years ago I had my home for sale at a price the real estate people said was too high. I got my price with the first offer but he wanted me to throw in my sit-down lawn mower, snow-thrower and my pool table. SS, smart move to pay for an appraisal. I've also had clients (owners) pay for Building Inspections to show the house is in tip-top condition.

I tend to agree with people who say "Grab any reasonable offer and get on with your life". The years are flying by. None of us are promised a long life so it behooves us to get on with the fun!

Well, the appraisal came back and it was lower than our agreed upon price. But it was a number that we decided we could live with, so we came down again in price. Now we have the inspector coming on Thursday. We told them that we aren't fixing anything and that the home is sold "as is" because we had to come down again after we had already reached an agreement on price. So the only thing that can go wrong at this point is if the inspector finds something so horrendously wrong with the house that they decide to back out. But, that isn't very likely. The house is in great shape! So, we should know by Friday how everything went.....:coolsmiley:

I am so happy for you and everyone else that has sold a home in the last few months. It is a nerve racking game.....

Our home was on the market for 4 months and we received and agreed on an offer. Our contract was signed and then the bottom fell out. The buyer had a family emergency out of state and never finished that paperwork that was needed to complete the sale. After many calls , we canceled the sale as we were losing valuable time and needed to be back on the market. so here we go again...back on the market....praying to St,.Joe ...

Now they are only going back 3 mos. for comparables(there aren't any around where we live) and although our buyers only need 125K, the house MUST appraise for the sell price of 375K--WHY?? I don't get it. The appraiser is coming in 10 minutes and we are AGAIN nervous wrecks.

It's complicated. We went through this once when we where buying, where the appraisal didn't come in at the asking price. If I understand it correctly and I may not, If they are getting a Mtg rate based on say 20% down (but they are putting down more than that) and the appraisal comes in at a level to cover the Mtg + the 20% (say $157) but not the full purchase price the lender may allow them to still go with through with the sale so long as they sign a letter saying they understand that the appraisal is less than the purchase price and that the difference may be non recoverable. We did this once in CT. It was the only house within decent commute distance to Sikorsky and we wanted it and I did my own appraisal with comps pulled by the realtor and decided that in the long run it was still a good buy, and I was right we sold it three years later at a healthy profit. The problem is if they are going for a funky loan, say interest only or negative amortization then the bank won't budge. Another way to fix the problem is to sell them the appliances under a separate contract. The appraisal doesn't consider appliances as they are not a 20 year asset, I was told this when I disagreed with the appraisal as the house had all new appliances and heating system and the comps needed same replaced in a year or two. I have rambled on sorry.

It almost seems like the banks are trying to figure out how NOT to give people the money for a mortgage. Isn't it the business they are in?
This is the result of the banks lending money to people that they knew could'nt afford it and they were in cahoots with appraisers who would inflate the appraisal to justify it. They all made money and then the bottom dropped out. Now we are all paying the price.

Our buyers wanted to roll their closing costs into the sales price also, which meant that the house had to appraise for $6,100 more than the sales price. They now have to come up with their own closing costs because the house appraised for $10,000 less than the sales price that we had agreed upon. Makes no sense that our property taxes are based off of a value that the home doesn't have anymore!

We went through quite a bit of the same thing as we sold our big old house. In NY, the property taxes continue to rise even though they too are based on "market value" as NYC sees it. Those values have declined somewhat, but they covered it by raising the rate. You can't win.
I'm gald for you that the $10,000 wasn't something to make you walk. It's only money and the aggravation you'd (maybe) have to go through to get another buyer, well it has to have a price! And the longer it goes on, the more flexible you wind up beng.

My son just called me. He got a reassesment for his 2010 real estate taxes. He just bought in Dec. 09 for what we thought was a great deal $25,000 under the assesed valuation for 2009. Guess what they reduced his assesed value by $100,000. As this is his first home purchase and I was the one who did all the number crunching for him to see if it was worth it , we are both upset. It is a short commute to the most stable and largest employer in that town (Microsoft) so it should recover I hope? But $100,000 reduction on a $535,000 house is huge.
Our house only 15 min away went up by $50,000. I think these assesors need math lessons.

Yes and in alot of the states it is now 100% of market value. What we have been complaining about is the way they figure market value. The appraisals for loans (new mortgages) are only going back 3 months so into the worst of the selling history and it pulls up all the loan defaults short sales and does not take into account the major differences )alot of times) between the houses they use as comps and the house they are appraising. The appraisals for taxes depend on the state and local regulations in the area. In some states they have to go back a year in others only 6 months in others it is a complicated % of change formula that is done by district. I have never lived in a place that has done it the same twice. And I have appealed my evaluation when it went up, 11 times in my 31 years of home ownership. (won 8) The tax appraisers often don't even look at the houses they are appraising they just go by the square ft of house and lot and age of home. or they just up it to match the neighbors. I live in a town of some very expensive houses and I often get raised for no reason other than someone paid 3 mil a mile away. Can you tell this is a sore point with me sorry I ran on.

I wish that you and so many others did not have to go through this frustration and aggravation.

Those foreclosures that the comps are full of often require a lot of money to be put in after closing to make them livable again. I have heard tales of foreclosures that have been completely trashed, even to the point of having plumbing fixtures and wiring yanked out. Sometimes by previous owners and sometimes when the homes are robbed of anything that can be carried out.

The comps now seem to have a bigger share than usual of "as is" sales. I heard of a house that looked wonderful on the outside and was located in a great area, but there had been a fire that had made a mess inside but did not show outside. It sold for a very low price "as is" but the real reason did not show on the outside. Buyers then expected to get other homes in the neighborhood at such a low price.

The lenders who put us into this mess with their drive-by appraisals and stated-assets loans are now refusing to acknowledge the real value of good homes that do not need extensive work or in cases like yours, do not need any work at all.

How can appraisers ignore what is obvious. You cannot comp beautifully maintained homes with homes that have been gutted or wrecked. What a mess this all is and the wrong people are being punished.

That is wonderful...Being from the Northeast I find July to be the perfect time to switch homes. Plenty of time to settle down before winter and the holidays.

We plan on staying with some relatives in Michigan for a little while to get to see all the family before we leave. We plan on making the trek down to TV sometime the end of August. We'll be renting for a while so we can take our time looking for just the perfect house for us to buy. I wish everyone that is still trying to sell their house the same luck that we had in finding a buyer. See everyone in TV soon!:coolsmiley:

After about 12 months of getting ready to sell our house in the SF East Bay, we put it on the market this past Monday. Got an offer, from the first person to go thru it on Tuesday, today and accepted! Didn't get what we wanted but got more than our broker thought where the market was. Buyer is putting down 25% so it should be a slam dunk close (we hope - and a high consideration in accepting less than we wanted).

Elated that we don't have to bury St Joe and wait around for months to sell.

Seems that our area has plenty of buyers but prices are low due to the former glut of bank owned homes and not many homes for sale due to the lower prices.

I know its hard not getting the price we know the house is worth, I had to take quite a hit myself :faint:. But I know in the long run it will be worth it. I have a contract too, survived a 4 hour inspection Friday and down in a few weeks to look for a home.

TV is filling up.We've all had it, the BANKS are really tightening up guess they don't want to get burnt anymore. We had a quick buyer but boy can the paperwork take it's time. We have a hearing with the town board next week, they needed to take a 1 month break the poor dears. Hopefully after that we'll get the closing up here. POD arrives this Sat. closing set in TV 9/10. Seems soooo far away. We were down last week a lot of building is going on. Hope everyone has smooth sailing. Can't wait to kick back and start our 2nd childhood.
