My husband and I bought a house in the Village of Dunedin but will not be retiring for a few years. We are going to be renting our home and we are looking for a rental lease agreement. There are many on-line to choice from. I was wondering how long and how much detail people put into their rental agreements. If anyone is willing to share their agreement so we have an idea of what to include that would be great. Any other advice on renting in the Villages would be helpful, also. Thanks

If you rent your house out for less then 6 months, you need to charge the tenant Sale's tax each month that is due to the County and the State of Florida. You also have to have a business license (from the County & State) and there are certain requirements that you need to follow, i.e. emergency lighting in the house, smoke alarms, map of the house showing the exits, etc. You need to go to the Florida State Website ( Untitled 1 (http://www.myflorida.com/dor) )and read about what is required by law. You will also find the forms you will need to get the business licenses and to file the sale's tax. That is all on the State's website. When you are finished with that, it will direct you to your County website. Or, you can call the County to find out what they require. It is a little complicated to get started, but once you get the required information, it will get easier each month that you have to report.
