Why No New Patio Villas

I hesitate to question the Developer's marketing strategy but I am just wondering why no new patio villas. They have been a huge seller in The Villages. Our first purchase was one (Cabot Cove) and they sold in the $150 to $160 range. Also, they took up little land and the front lanai made for a nice friendly neighborhood.

They are still building courtyard villas but to me they don't create that friendly neighborhood concept like the patio villa and the courtyard villa has much less driveway space. It's unlike The Villages to stop building a winner!

I don't know. Maybe it was only a winner in the buyer's eyes. But, I think you can be sure it was a numbers decision.

I don't mean to put words in Ricky's mouth but perhaps he meant what the Patio Villa resales are currently priced. No more new patio villa's raised the price of the current ones. :)

They quit building the "cabana" villas also. They are the vinyl sided CYV's. They quit building shortly after building Antrim Dells, where the price of CYV skyrocketed. They now seem to be taking a step back and building less expensive ones in Pine Ridge and Osceola.

the last set of new patios ranged from $140 to 165. They were in hillsboro. Resales are priced much higher. this goes for the cottage homes as well, new cottage homes start around $176 in the new lake county build. Back when we were looking the realtor told us, there just maybe more......?

If you go to the new section, on the left as you drive in there is a, what seems to be 3 sided wall that looks too small for courtyards....I think that they just might be building new patio homes there...

I agree. The villas front porches made friendships easy and relaxed. It's like the old days before verandas moved to the back yard. Everyone knew each other. The colony patio villa had large bedrooms and a large kitchen too....very liveable. The resales are more expensive now as so much money has often been invested in them but still, not too badly priced and such wonderful neighborhoods!
