View Full Version : Will need to find a home soon outside the villages
I LOVE The Villages and would never leave - but I will need to find a home for my mom outside of The Villages. They have a dog and need a fenced yard. The courtyard villa's are priced too high for them to afford to live here, and they would not use our amenities anyway.
I want somewhere that is close to us, so I can keep an eye on them. Hopefully in an over 55 kind of neighborhood with very low or no amenities fees. Since I have only looked in The Villages when buying, I really don't have any idea what is around us. Just want a quiet safe neighborhood close to us.
Any suggestions where I can start looking?

Your best bet is to talk to a Realtor, Hope Wilson, Remax 352 446 6396; she can discuss the areas which will be available forMom. There are several options.

Please tell us the price range so we may come up with some ideas.
I would like to stay around 175,000 or below - 3 bedroom and at least two baths with walk in shower. Her dog is a Jack Russell and escape artist, so doing the electric fence might not work for her. I will get an agent when I am a little closer (soon) but I wanted to get an idea on where people thought might be nice for someone in their 80's. I would love the courtyard villa - but you won't find them at that price with 3 bedrooms. I am in Santiago, so close to me would be ideal. (northern end of villages area)

Stonecrest community is very close to Santiago. There are some people that have a small fenced yard for their dog. You would have to check with the Home Owners association on fence rules. Although, you can buy one that is already approved. You can fit in the price range.
It just won the 2015 Best Community Award for Florida retirement communities.
Also, across from Stonecrest is Spruce Creek. It is a bit older, but kept very nice and is more affordable than the other communities.

No fences in The Villages? Come On. Tell us your kidding. We have the most beautiful Boxer named Barney. This boy would terribly miss his fenced in yard. This is a major thing for us. A game changer. Just when we are finally ready to put our New Jersey home for sale. Damn.

That's correct. Fences are not allowed in the villages. Trust me if they were I would have one.

Any way to get a waiver for a smaller area instead of the whole yard. We want no controversy in our lives.

Courtyard villas are freestanding homes with the entire back yard and side courtyard walled in, one of the reasons they are so popular with dog owners. Here's an example: Properties of The Villages (http://www.thevillages.com/homes/vls/POHDetail/VLSDetail4.aspx?VLSnum=218780)

If you are considering purchasing anything above and beyond tha courtyard villa, you would have to apply to the Architectural Review Committee for permission to erect a fence on the property.
Details re that process can be found by clicking on the Architectural Review menu button here: VCDD Community Standards (http://www.districtgov.org/departments/Community-Standards/community-standards.aspx)

They do have some fenced in yards in Duval around Nash Loop off the lower part of Odell. They sort of wave up and down with the yards. That's the only neighborhood with them and I think they didn't like the way they looked. I can't say I was in the least bit impressed with them either.

We have a courtyard villa due to 2 dogs. There are fences in some yards but they are "family neighborhoods" and, from what we found out, you don't have the access to the amenities in the villages.

MUHLBACH1@HOTMAIL.COM: Ranch houses along Nash Loop have fenced-in back yards. Yes, it was a trial (experiment) that was not repeated. Courtyard Villas have fenced-in yards.

If you dog needs a larger yard, and I presume a boxer does, just look for a corner CYV. Many of those have larger lots than a designer might. And the square footage can be larger than the smaller designers.

You didn't investigate this place to see if it meets your requirements? I suggest you read the deed restrictions before buying, you might find other restrictions that might be troubling to you. I also suggest you connect with a sales person that can answer your questions.

Why do you have to move? You should be able to find a place close to you home for your mother as there are a number of options out side of the Villages for her. Or can your mother move in with you and you move to a house that has a fenced in area.
To start I would apply for a variance for you current home. They can only say not so you have nothing to lose.

Courtyard Villas are fenced in. They are nice, come with 2 BR or 3 BR. They are very nice. Some of them are larger (square feet) than cottage homes. The newer ones in the new sections have 2 car garages. Just call a real estate agent for the villages. He /she will be very willing and happy to help you. Good luck in your search. ☺️
We don't plan on moving...we love it here!
I am planning on moving my mom, brother, and my uncle to a home near us, so that I am closer to them and able to help them out. Right now they are up north and that is way too far away to travel back and forth. If it were not for the dog, I would not have a problem moving them in my villages. In fact, that would be perfect.
I will have to check into those houses in Duval. Never knew there were any fences around other than the CYV.
Thanks for all that replied. I really appreciate everyone's help!

I think you're correct in thinking that you need to look outside The Villages for a home for your Mom, to stay under $175,000 for a 3 bedroom. Cajulian has suggested Stonecrest and Spruce Creek as a starting point. Good luck in your search.

court yard villas have walls just as good or even better then a fence. We have a 100 pound english lab, that roams the yard with no chance of escaping.

It's not Duval. Nash Loop is in Hemmingway.

Try the area north of SR42 .... directly across from the BVB & 42 intersection. They are building a lot of new homes and I am pretty sure you can find what you need in your price range.
