Just looking today and noticed.....
447 New Homes for sale
552 Resales for sale
Thats a whooping 999 homes for sale......
Made me think of the Haunted Mansion....999 but theres always room for 1 more....

They are selling more than two hundred a month new homes and not sure resales. Seems about right. We are the fastest growing town in the U.S.
How many are selling in your development down the road, Kstew?

can't make any kind of interesting comment without being attacked...geeze....

That's about a 2-3 month supply at current sale rates (new, pre-owned MLS and Villages agents). Very healthy inventory numbers. Nothing at all to be concerned about.

Are you talking about Properties of The Villages only?
Properties of The Villages sells between 450 and 500 homes per month. That does not include another approximately 100-125 home sold by other brokers. About 600 homes per month sold in The Villages total.
some of these include, of course, people that are moving within The Villages. They account for two home sales each.

OP, I read a couple years ago that a retirement community, on the average, has four to five percent of homes for sale. At four percent that would be just north of 2,000 homes for sale in The villages. The reasons are many, death, moving up or out etc. etc.

Hopefully that number will be 998 by Friday! We fly in tomorrow to buy our first home in TV. We sold our home here in Ohio in less than 2 weeks.
There are at least 20 homes in our price range that meet most of our requirements between MLS and The Villages listings.

When we were looking there were always between 400 - 500 resales in The Village.
I followed for two years before we bought. Pretty much the same now as we bought four years ago.

When we lived in our previous family neighborhood, I was told the same percentage from our realtor. 999 seems like a large number but it is a healthy number for TV. I will say that when we first moved here 3 years ago there were over 6000 new and previously owned homes sold per year. That number has dropped to around 4600 for the past 12 months.
I am not making any sort of statement, just providing facts.

We've been coming to The Villages 3 to 4 times a year for the past 20 years when my parents moved here, and with my mother in the mid stages of Alzheimers I've been coming down for a couple of weeks every month for the past two years. We've watched it grow from when there was just a tent in Spanish Springs for the entertainment and you couldn't drive your golf cart after dusk so we have a pretty good handle on the different neighborhoods. (it was so much easier watching it grow rather than trying to take the whole place in at once!)
If we don't find anything before our home here in Ohio closes we'll move in with my parents until we find something. We really don't expect this to be our forever home........my parents are in their 3rd home! :)

Would love to sell my home, but with all the new homes and the current resales, it probably take a year it two before, if we are lucky, to sell my home. I just don't like the idea of leaving my home a couple of times a day to show it, so I figure ill just stay where I am.

If you want to sell your home, price it right, get rid of extra "stuff", stage it attractively and be sure it is spotless.
When other homes are selling quickly, why shouldn't yours. I would sell it by owner.
