Where can I find the bylaws that declare The Villages to be an over 55 community.

I searched districtgov.org and couldn't find it. I also googled The Village FL bylaws and the only thing that comes up is in regards to golf.

To qualify for an exception to the Housing for Older Persons Act prohibitions against discrimination, at least 80% of the homes within The Villages must have at least one person 55 years of age or older residing in the home.[12] Persons under the age of 19 years are not permitted to reside within The Villages unless an exemption is granted. Three subdivisions have been designated as "family units"[13] and are not subject to this restriction. Otherwise, persons under age 19 (such as grandchildren) are permitted to visit for no more than 30 days within a calendar year.[14]

I found this Googling Residency Requirements The Villages, Florida - I think it was under Wikipedia or something like that.

Where can I find that? I need the documents. I am well aware of what the rules, I need it in writing.

It's in the covenants for your subdivision. For District 9 it's in paragraph 2.24, but for yours it may be somewhere else. They are on the district web site
districtgov org departments community-standards deedrestrict-SumterCounty aspx

Go to the "How Do I", "Download my deed restrictions" drop down on the districtgov org web site to find your covenants.

If there are already 20% of the residents below the age of 55, than no he can not! (evidently there was not at the time of his purchase, and I doubt there will be anytime soon).

As many have pointed out, 80% of the residents must be over the age of 55. They do not care if they are male or female, married or single.

I just looked at one of the covenants for District 1 and it doesn't mention over 55 but it does have a clause that says the you cannot transfer ownership without the approval of the Developer.

80% of the homes have to have 1 person 55 or over. That leaves 20% of the homes to be occupied by people under 55. So yes, he can buy a home in the Villages as long as the 20% quota is not filled.

HUD- One resident( ownerhip not relavent) in 80 per cent of total units must be 55 or over.

Doc - Are you looking for by-laws, covenants/restrictions of each district, papers of incorporation in Florida? I have never heard of Villages by-laws - but that's not sayin' much! lol

That is incorrect. What the law requires is that 80% of the home be occupied by at least one person over the age of 55. Theoretically, 80% of the residents could be under 55.

I'm applying for a mortgage and they want documentation showing that this is an over 55 community.

I can't find it in the District one covenants/restrictions.

Hope these links help! I hate mortgage company paperwork!!! Please note that on the 'directory' site for Sumter the Villages recorded addres is out-of-date since they do not renew until 9/15 - but is that a mortgage company need-to-know issue? lol

Yes he or she can buy a home in the villages. They may or may not reside in it our house was bought by two people age 32 and 29

So, the obvious question to ask is "who maintains this list of homes with under 55 ownership"? I don't recall being asked if we were under 55 when we bought (although in our case it was obvious). Is there a list somewhere that tallies the number of individuals that are under 55 in each of the villages, and who would tell me that I couldn't sell my home if the interested buyers happened to be 54 or younger? I suspicious that like our gates which let anyone in if they push the button, that this 20% rule is just an illusion. What do you think ??????

He sure can. And he can get married. It is when he has a baby that he has to exit stage right.

He isn't allowed to bitch about all the old people.

The last one is MY rule.
