It used to be said that you can buy a home in The Villages for anywhere from under $100,000 to up to $2 million.

that's not going to be true for very long. There are two homes listed on the web site for under $100,000. They are at $99,000 and $99,900.

They will probably sell for a bit less but it's amazing how the prices of the low end homes have increased. A lot of it is probably due to the revitalization program going on over here.

I remember looking through the ads about three and a half years ago and seeing several homes in the $50,000 range.

I don't know what this says about home values in general, but the people like me who bought homes on the lower end of the spectrum are in pretty good shape right now.

There is no reason to spend multiple hundreds of thousands of dollars to have a home in and enjoy the life style in TV....unless one chooses to do so.

One of the real beautys of TV is no matter whether you have a $50,000 home or $2 million home all have the same amenities and life style.

Supply and demand.

I had 7 relatives visiting this past week. I said those exact words to all of them. The homes on the historic side will reap more of an increase in value than mine (mid-range Designer) purchased March 2003.

The lack of homes under 100K is probably due to the fact that they are being bought and replaced with the new ones over here on the historical side. Just my thought.

I remember the number of house bought to be rebuilt, was 80.

Real estate has appreciated greatly in the last two years, so prices are higher, no matter, where you buy. Therefore, the homes under 100,000 has gotten to be a smaller number.

Like Bogie said, no matter where you buy, the lifestyle in incredible.

I expect the number of manufactured homes to be rebuilt, will grow as TV evolves.

I expect the number of manufactured homes to be rebuilt, will grow as TV evolves.

I spoke with someone in The Villages planning office. He said that their goal is to replace 250 manufactured homes with cottage homes this year. It may stand at 80 right now, but there will be more and more. Take a ride around here sometime. It's amazing how many you'll see. It seems that every day I see another manufactured home being removed. There are several homes under construction and several vacant lots where new homes will be built.

Another thing that a lot of people may not not is there is a Realty Executives agent named John Porta who is also buying up manufactured homes and building new site built homes in their place. Most of his, from what I've seen are concrete block where The Villages homes are all wood frame construction.

I'm guessing that in ten years a manufactured home will be a rare sight in these parts.

I know one of the homes that sold recently for $98,000 was purchased a few years ago for $60,000 but the previous owners did a lot of work to the house including new flooring, double pane windows, removed all sgns of smoking including cleaning the vents. The house was professionally landscaped and was a bargain at $98,000

I understand that prices on manufactured homes have gone up due to increased property values on the Historical Side of TV. Insurance continues to be an issue for manufactured homes.

For example, if you purchase one for $130,000 you may only be able to get $45,000 worth of insurance on the home. I guess that makes your lot worth $85,000 in the eyes of the insurance companies. Unless its a golf course lot, that doesnt seem right but the insurance companies "have you over the barrel" so to speak. Those residents that already own and have insurance may not have to deal with this---I don't know in that case.

Also, a mortgage is more difficult to obtain on a manufactured home. I understand many pay cash. Of course, a number are "rentals" and investment properties. It could be many just self insure their manufactured home.

We were told the SAME thing by insurance folks in the Villages - and went down to street to an agent in Fruitland Park - walked out with the policy binder in hand within 45 mins; had separate golf cart insurance policy, too! Our friends got their policy from Progressive and had no problem either. We each own manufactured homes and are insured for replacement value and separately for contents.

Good for you---just curious how long ago was it when you were able to purchased replacement insurance on your home? I would like to pass that information to the folks I sold my home to. Many moons ago I was an insurance agent in another State. Of course, Florida I found is quite different and since I was an Agent years ago things change so I'm not up on recent changes---especially homeowners in Florida.

I would think an independent agent in The Villages or Lady Lake would have the same available companies to deal with as one in Fruitland Park. I did pay cash---no mortgage. Jim - Thanx for the response. My ins info is in FL and I am in NJ, so it is not handy enough for me to share. I think our policy was issued by Foremost from the All In One Agency All In One Insurance (http://www.allinoneins.com/) The website indicates they are still writing for manufactured homes. We did insure more than a year ago - but not much more than that. Your purchasers might want to do a search for Foremost Ins as there are apparently other local Agents writing for them. Hope this helps and that you won't have to frighten prospective manufactured home buyers down the line! ;)

And that's just this year.

Some of the appeal of the historic district to me is the variety of houses styles and colors and landscaping. It makes me a little sad to think of the whole place being turned into blocks and blocks of beige sameness. But that's just nostalgia on my part. The buyers snapping up the new builds are, I'm sure, delighted with their lovely and well-built homes.

Still thrilled with our manufactured home on the historic side. (It still makes me laugh to say "historic", but when I tell people I live in the Village of Country Club Hills, most have never heard of it.). The mature landscaping and the variety of the homes is pleasing to my eyes. We travel all over The Villages in our activities -or just exploring, but crossing that golf cart bridge feels like coming home. There is a home for almost everyone in TV, and I really hope the lower end of the market doesn't disappear.

I think that you'll still see a variance of colors and styles in the future. Other developers are buying up some of the homes and putting block and stucco homes in. Also owners are replacing their manufactured homes with either newer manufactured homes or site built that don't look like The Villages' homes. A brand new manufactured home just went in around the corner from me.

And as DigitalGranny points out, many people are very happy with what they have an won't be selling anytime soon.

As this revitalization continues over the years, I would guess that the homes that The Villages builds here might vary as well.

My spouse and I bought one of the new homes John Porta built over on the historic side.
It is a nice CB home. He has Two already built that are for sale now.

One is at 1312 Teakwood Lane. Lots of nice upgrades. $244,900.00
