Enclosing the lanai under heat and air. Need recommendations on what type of flooring to put down. Need a vapor barrier underneath. Also open to recommendations on who to use. Want something easy to clean. This is a 12 x 20 room that will be used as a second living room.

My neighbors just had their lanai done, used Dan Dyer, he installed matching tile in a matching pattern. his cell phone number is 610-496-7320, I know they were very happy with the job.

On a side note, the description of your project, would seem to indicate that you are also raising the floor (I was under the impression this was required if the room will be used as living space), so the vapor barrier could be implemented in that work. I am not sure if the crack suppression fabric is considered a vapor barrier.
Also, Sumter county revised the building code June 28th, you might want to check and make sure you will be within the new codes.

Hope this helps.

Thanks for the phone number. I did talk to the contractor and he said that as long as we put down a vapor barrier (Ditra) and put flooring on top of it we do not have to raise the floor. I have put in a call to Sumter county just to be sure. We have laminate in the living room but probably won't put that in the Florida room. I'm thinking maybe tile but I want to find out what other types of flooring are available. We just want it to be maintenance free.

Thanks Connie. Actually it is painted now but because we are enclosing the room with windows and putting in air and heat they require a vapor barrier be put down and the only way is to put flooring of some kind over the barrier. Plus I worry that the floor will sweat like it does now certain times of the year and be cold in the winter.

Hi ! I would reconsider the raising of the floor.
It's nice all one level with the house. We couldn't
Match the existing tile floor, went with a larger tile
In same colors, and there is a patio door for separation.
Good luck with your project, Connie Nonnie

Thanks for your reply. We are meeting with our contractor tomorrow and will know more of a completion date by then. We are thinking about mid November, so we are a month or two out.

I didn't read in your post how much you wish to spend. I prefer tile to indoor-outdoor carpet. Painting the floor would require acid etching prior to any paint. Tile is easy to clean and maintain.

Probably will go with tile. Need the vapor barrier underneath in order to get the heat and air to bring it to code. Not sure what the cost is but was told the Ditra vapor barrier is about $2.00 per sq ft so we have to add that into the cost. We also have to paint the floor of the new birdcage. Will probably use Cost for Less for that job.

Who have you selected as your contractor? We're re-doing our lanai as well and it's always good to hear names that we may not have thought of.

Alexander Tile & Marble gets my vote if you decide to go with tile. Many recommendations on TOTV. We have used them for staining and sealing our grout and are very happy. But check others' recommendations who are happy with their tiling work.

Thanks that's a good idea. They are the people who put in our laminate and we were pleased and their prices were good and they had a nice selection.

If you use them I think you will be happy you did. We've used them 3 times so far. Very pleased.
