View Full Version : Amount of bonds in new Villages?

Anyone know what the bonds are costing on new designer homes/cyv in the new villages (like Hemmingway)? I know it depends on cost/size of the homes, but let's use a home price of $250K as an example.

New homes seem to be in the range of 20K to 30K depending on size, lot, maybe price. Used homes built around 2005 seem to be in the range of 10K to 15K or about half new. Homes built around 2002 are 5K to 8K or again about half. So when comparing used to new, consider this is the price comparison.

Bond was $13, 298 for a $200,000 CYV purchased in Hadley earlier this year,

Just a clarification.... the bonds on new homes are not directly related to the value of the house.

All the houses in the same section (for me 3 streets of designer homes) have the same bond. Although houses in my section sold for values ranging from 215 to 565K, they all have the same $14K bond. Bond is a factor of the original infrastructure cost and total acres within the section.

CYV and Patio villa and ranch home bonds will be lower; Premiers will be higher.

Recent Designer bonds have been in the 22K range. Older homes will have lower bonds.

When we bought we were given plot maps for four different units, three in Hadley and one in Hemingway. All had different bond prices within a few thousand of each other, I think ranging from about $18k to $22K. The prices were hand written on each unit map indicating that every house within the unit paid the same. Our sales rep knew we were only interested in build-your-own designer homes so I don't know if there was a different price for the CYVs within the unit.

Thank you all for this information. It is very helpful. I found it hard to compare apples to apples when you're dealing with bonds.
