Since there are two separate CDD, can a resident south of 466 use the amenities north of 466 and vice versa?

Simple answer....yes; all residents have access to and use of all the amenities, regardless of where they live. The separate commercial districts for North and South of 466 don't have any bearing on use of amenities.

An interesting side note....we don't all pay the same amenity fee, however. Folks that have lived in the same house for many many years might (and this is just an estimate on my part) pay less than $100 per month while someone moving into a new house this month will pay closer to $140/month. Once you have a base amenity fee established, it can only increase each year by CPI cost of living index; a new homeowner gets whatever the defined base fee is at that time and then their increases are limited by CPI. So, this leads to many different fees throughout the Villages for using the same amenities.

This is true but I assume that this was explained to you by your sales rep when you bought here. It was explained to me.

Z - absolutely...it was all explained and documented up front. I only brought it up here for newbies and wannabes.

Also, for those who have lived in one house for a long period of time who might be contemplating moving to another house (new or resale)... you will be charged the prevailing amenity fee, not what you were paying before, so you need to factor that into your expense budget.

Seven, I'm curious. When someone moves out of a "lower amenity" home, do the Purchasers then get the advantage of a lower amenity fee?

Seems curious to me. I would have thought that the amenity fee would be the amenity fee. Increase with inflation sure but different strokes for different folks? I know that it is no biggie and it is all known upfront but it just seems like an admin nightmare for them.

Bare...

If someone were to purchase your villa, their amenity fee would start at the current base fee (approx 140).

If you were to sell your villa and buy another house, and, for grins let's say your amenity fee was $120/month....once you move, the amenity fee on your new home (new or resale) will become the current base fee of approx $140.

So, amenity fees are not 'portable'....whenever a house is purchased (new or resale), the buyer is assessed the current amenity fee.

Russ.... I agree with you...it seems like an admin nighmare to keep track of all the different rates. Thank goodness for computers!!! I believe the % increase assessed each year is the same across the board, but, since everyone is on a different base, the new fees remain different.
