We have a large,very irregula shaped lot in Lake Deaton. We are unsure where exactly our propert lines are and it seems the neighbor may be planting on part of our oroperty.
Who/How would be the best way to find this out and possibly get some stakes in? Any idea of price? We have only been in the house 2 months.

Didn't you get a copy of the survey when you closed? At my closing last spring I received several copies of the survey.

Yes, but there are no stakes and a large irregular pie shaped lot and how to tell where the corners/boundaries are?

If you are in Sumter county, you can call or go to the office (Pinellas Plaza), they can give or send you by email, your plot plan. There are steel pins installed to delineate your lot. If you cannot find these on your own, there this a club (can't remember the name), that has metal detecting equipment which should be able to get you real close. The surveyors have more sensitive equipment that will get tot the exact location very quickly ($$$).

This may be way too easy but out irrigation heads are on (or just inside) our property lines, we have a large pie shaped lot also and the irrigation runs on each side of the adjoining lawns of both home owners, kind of staggered but a pretty good idea if you go down between them both so see the property division.

Call warranty and ask them. There should still be surveyors stakes in somewhere marking the perimeters. I think I remember they came out to show us where.

Might also depend on whether or not you like your neighbor's plantings, how much they may encroach on your property, and if you like your neighbor

All the above, but be aware his plants have to be set back 2' from that line.

They can't be on the line.

WE paid to have our property surveyed and staked, and are glad we did. WE could not find all of the "pins/stakes" since the property was 1 1/2 years old. Neighbors are renters and didn't know. Turns out: he irrigation heads were 1-3 feet onto neighbors property. It made a significant decline in our water bill once it was corrected. The survey matched the original survey, sadly the irrigation company mislaid the pipes, and everyone pointed fingers at each other for blame. Personally, I'm glad we had it done and have a better perspective of our lot.

If your home is only 2 months old, I would contact your agent, home warranty, the builder, and the company that did the original survey. At the very least, the builder and/or surveyor should be able to identify your property lines and pins or stakes for you. Paying for a new survey should be your last resort. Good luck with this.

I had an awful issue with my landscaping because of my neighbor. After my landscaping was completed I had to have a survey done because my neighbors filed a complaint with ARC that my landscaping encroached on his property. I hired a landscaper that did not filed the necessary paperwork and I assumed that everything was being done properly. I was extremely naive and now realize that is "always" the homeowner's responsibility to make sure that all of the required documents are completed and approved prior to landscaping. After the survey was completed it was determined that I was not in violation but my neighbor was. There was so much stress involved that I just let it go and did not file a violation against my neighbor. Needless to say a friendly relationship between my neighbor and us turned into one that we no longer speak. When all of this occurred both homes were only six months old.

Rent a cheap builder't transit from Home Depot. Set some tall stakes a couple of feet onto your neighbor's property, by guessing where the line is. Neighbors panic, and have their own surveys done professionally. Voila!! there are your property lines.

Once you have found the stakes and property line, do what I did, lay out rulers to known fixed objects, and then take pictures. When my neighbors property was surveyed I did this, then several months later I was able to find the pins, and string the line for a new birdcage, and landscaping.

Thanks to all who replied. The Villages warranty department put us in touch with the survey company. We found out that our property was not surveyed and has no stakes because we paid cash rather than have a mortgage..for about 140 they will come stake it.

This is very interesting, as we also bought our lot (cash), and then built. I have construction photos that show survey stakes, as these are necessary to have the house placed correctly on the property. Something does not sound correct. On your circuit breaker panel, you should find a sticker with the information on who built your house. I would call them and ask about the survey.
