View Full Version : Where are all the NEW Gardenias?

Our home is For Sale and has been for some time now! When we finally sell, we will be headed down to make our purchase. My question is: Where are all the new Gardenias now? There are none on the TV website! I've been checking for weeks now and there are none to be found. We were there last March and they were building them in Hemingway but I have yet to see them on the new home listings. Could it be that they are being constructed and the insides are left to be "customized"? I am worried I won't be able to purchase one when I am ready! Anyone know anything about this? Thanks!

TV publishes a very small percentage of their new homes on the website. Rest assured, there are plenty of new homes to choose from. Right now new homes are for sale in Hadley, Hemingway, and Bonita with more to come....some being 'built to order', many being fully designed and sold as spec houses.

Good luck selling your house...that will be your biggest challenge.

There may be alot of new homes available and I cannot speak for the Gardenias, but can tell you that as of last week there were only 3 NEW Lantanas on the market and that not alot to pick from " all those new houses on the market". The developer I think is building the smaller "Designers" or Ranch homes to make them more affordable in this maket.

Not sure what's going on, but for sport I look at the Premier homes on the web site. There was one available about 6 or so weeks ago, and there have been none since. So maybe the developer is holding back trying to create the illusion of a "seller's market" through reduced (advertised) supply, or maybe they've really slowed down. You would think if there were houses to be sold that one or two of each model would appear on the web site to generate interest.
I also watch Gardenia prices (I bought one in 2005) and again for sport I watch the prices of the new ones just to try and gauge the market. There have been very, very few of them out there recently.

Thanks for your replies to my inquiry. I do believe that the "powers that be" are trying to close out Hadley before they put any designers on the website.
And yes.... I know my biggest quest is selling my home here in Jersey! Wish me luck please. We want to be there so badly! Hemingway and Bonita both sound good to me!

I'm relatively sure that if you called a sales agent and said "I'm looking in the 600-700K price range - Do you have something for me?" the agent would, without hesitating, say something like "Can you meet me this afternoon?". If you have an interest in any size new home in TV your demand will be filled. At least until build-out.

Read V7s post - I think she is right on.

What I'm finding interesting about the Premiers I have seen recently the price was in the mid-$500's. Granted, the one I drove by (again, just for sport - I'm NEVER moving again until I move out in my own box) was backed onto the entrance road at Lake Minoa Shores, but it still appeared to be a LOT of house for $550-ish K.
The last few Gardenias I saw posted on the web site were under $250. (there was even a thread about that one).

I would never doubt '07 ... but I still wonder why there isn't at least one of every variety available on the site, unless it's just to see what kind of requests they get to gauge demand??

I just walked through the new section of Bonita. There is a building frenzy on Baisley. I mean I have never seen such activity. There are a LOT of Gardenias going up, fear not.

Rshoffer...thanks for the info on Bonita. We'll keep that in mind. Russ...forget the 600-700G range. That would be for a Premier home. I haven't hit the lottery yet! :)

My point was that if you have the cash (any amount) ready to spend they will find you a home to buy.

I agree w/Russ. All types available. Haven't seen much published for Premiers.
B at Minoa Shores, --that's where we bought-- has a lot of building activity. There are Models of the seven or styles, but one needs to have "an agent" unlock those doors. Many, if not all, of these under construction are already "spoken for" (that's from one of our residents who serves a greeter and if the person gives approval, will add to a EXCEL spreadsheet with names, phones, etc (no SSNs or mother's maiden names, however)). In May there were less than 65 names; by end of the month there will around 85. The Villiage has 143 lots. May take most/all of 2009 to sell out, though.

We walked through some of the new gardenias under construction in Bonita. They appear to be a few feet smaller in dimension than the Gardenias built in 2006-2007.

Last week The Villages added a number of new homes to their website but I didn't see any new Gardenias added. In fact I don't see any new Gardenias listed on the site.

I checked out the plans I received from TV and I think the Gardenia is now called the Camellia.
Had our lifestyle preview last month & put our house on the market yesterday.
Planning our next trip to TV & will schedule it around the Crisper's luncheon.
Thoroughly enjoy this site and appreciate all the information found here. Actually I enjoy the warm, funny and intelligent people even more.

The Camillia is the same as the Gardinia except the Camillia has siding instead of stucco.

The first house my wife and I saw was a Gardenia. My wife really liked it. But after being shown the other housing styles during our lifestyle preview in July, my wife decided she loved the Mandevilla because it had an island kitchen in it.

If you happen to be in the area on the third Friday of the month do stop into Crispers for the TOTV meeting.

Trying not to get too excited about TV as our house just went on the market
and as you all know the market could be better.....
