Does the amenities fee increase on a yearly basis for ALL homeowners in TV or just for new buyers each year? The link of the article in The Orlando Sentinel posted on another thread ("Morseville Bondage") states:

"Morse sold the rights to collect amenity fees from homeowners in The Villages. The monthly fee for those buying today is $130, and it is to rise to $135 on Oct. 1."

I always thought that the fee is increased yearly or so for the entire community but this seems to indicate that the fee will increase only for those homes sold after Oct. 1. It would be nice to think that the fee remains the same for as long as you own your home but I suspect that's not the case. Having paid HOA fees in the past, I've never heard on the fee staying the same and not increasing.

From other recent threads on the topic I think the fee is set as you purchase and then that figure increases each year by a calculated factor. So yes the % increase would be the same for all but the base you start at is set at buy time so everyone's total amount per month is a different figure.

That's my read - Correct?

I've lived here for 4 years (owned the home for 5-1/2). My amenities fee started at $118 and every year on the anniversary month of the date we bought it's go9ne up. Right now it's $125 but in October, it'll go up. Hope that helps.

Thanks for all the responses; sounds logical. I suppose it was too much to hope for that your amenities fee would remain constant as long as you lived in the house. None of the other HOA fees I have ever seen kept things the same. Thanks, again.
