We are kicking around expanding our lanai with a screen room on the side of the house. I've seen a few houses recently that have some kind of covering over the roof screening. This would help with rain dripping in, and as a sun shade. Has anyone here had any experience with doing that? Is there a greater chance for tearing out the roof screen in high wind gust?

I had a screen room built with an insulated roof when I lived in a courtyard villa. We also were going to have a screen room and then add the vinyl covering that we had seen throughout The Villages. When I was doing some research I found out that the cost of adding the vinyl after the room was built was almost as much as having the addition built with the roof included. I had Brian Terry Vinyl do the work and if I had to do it again I wouldn't change anything.

We covered a portion of our screened lanai with an awning from Sunshine Awnings in Leesburg. They did an outstanding job, and under FL code, it is required to withstand winds up to 135 MPH. It not only gave us additional shade, but it was like adding an additional room onto our home. We have placed some outdoor furniture in that area, and have concluded that it was the most economical way to add useful space to our home.
