Looking at homes... which way is best to have the back of your home facing...I will be all year resident.

Assuming your lanai is at the back you would want morning sun and afternoon shade. East would be best.

We have a South facing lanai (back of house), and love it. We are year round, been here just over 2 years. The lanai gets minimal sun during the day, we just added a birdcage, so we have an area that gets much more sun if we want it. During the day, the garage (front of house) gets no sun beating in, keeps it much cooler, and allows working in the garage much of the year. The east and west sides of the house have minimal windows, so we get very little morning and evening sun and the associated heating.

Assuming you don't use a front room for an office or other living space then east west is ok. If you use the front room it will become extremely hot in the afternoon. I agree with Lyle, good compromise.

I totally agree; living in St. Louis for 8 years, the back faced the west and grilling/sitting out back was brutal. When we moved to KC, we bought a home where the back faced the east - much better and more enjoyable. When we started looking here in TV, the only homes we would consider were homes where the back faced the east and that's what we bought.

My Lanai faces east and we love it.
